Purva Scarlet Terrace

Q: Hi, I am planning to buy an apartment in Purva Scarlet Terrace (D Wing) and have already given the down payment. I am in US and have not seen the property by myself. Some one told me that there are some OC related issues in this apartment and locality is not good, as there exists a slum. Is that true?

I have booked an apt in purva Scarlet terraces this year. The possession was scheduled for Jan 2017. The construction was more than 14 floors completed when I got this shocker message from CRM telling that the project is going for re-sanctioning and they are going to put the entire project on hold.

Never expected this fruad from purva as we trusted the brand and made our budget plans accordingly for 2017 and all got shattered. Now they are telling to go and see the left over apts which were not sold by them in different projects and trying to fool the customers. I am already frustrated with their management and trying to form a group with all those unfortunate customers who are in my same situation.

Any idea how much do we have to pay for booking an apartment? How much is basic selling point?

You just have to 10% now and no pre EMI. Currently the rate per sqft going on is Rs 4690.

I have received a copy of acquisition certificate from builder and seems that is issued by Gram Panchayat. Not sure whether Gram Panchayat has any rights to give OC, specially when the Layout is approved by BMICAPA

Usually BBMP issues the Occupancy Certificate not sure if Gram Panchyat has the right to issue OC.

Has the project got all the necessary approvals from banks and government authorities?

It is approved by bmicapa. Builder is claiming to have all approvals in place but i have not received any documents from these guys.

Kanakpura Road is a good locality and the government is planning to widen the 60 ft road from Sarakki to NICE Corridor to ease the traffic. By 2020, the Metro Rail from Majestic to Puttenhalli and there after to Nice Corridor shall be completed. The project is still in pre launch stage so not sure if the builder is going to provide OC or not. The duty of the builder to obtain OC should be incorporated in sale agreement.
