Hi Praveen, New Panvel in Navi Mumbai is one such area, which is coming up fast and holds excellent future growth potential. The area is a new node being developed by the City and Industrial Development Corporation (CIDCO). I have seen that the New Panvel has been witnessing high property transaction only over the last 3-4 years due to its recent development.
Right Mansoor, Some of the key growth factors of New Panvel:- It lies strategically on the Mumbai-Pune Expressway and eastern side of Bangalore-Mumbai National Highway. This provides excellent connectivity between the area and the rest of the country.
Secondly, the areas has good connectivity via road and rail. The upcoming Navi Mumbai metro in Panvel will provide metro connectivity to the area.

I closely saw the listing property in various property listing site and found that Andheri West offers a significant number of 2/3BHK units. Almost half of the available new units are 2BHK apartments, with 1/3 of the new units being 3BHK units in Andheri West. The remaining are 1BHK apartments.

According to the CommonFloor data, the mid-segment, luxury and ultra-luxury segments offered properties in equal percentage. The weighted average price of new projects in the area was about Rs 19000/sq-ft during Q1, 2015.
