Could any one share feedback on completed project by Agarwal Gupta Associates?

Q: Like to buy 2.5 BHK and need to check the Builder back ground and review report on completed projects.

But i think B building is still awaiting for EC approval?
do u think is it a risk to book flat now, i mean before EC approval?

Hi, Yes EC is one of the important document for buying property, it shown all previous transactions.An encumbrance certificate is evidence that the property in question is free from any monetary and legal liabilities. It is evidence that the property can be sold as a free title and the ownership will come to you without any associated baggage.

Encumbrance is simply a reference to any liabilities in the form of a mortgage or a loan against the property that has not been cleared. The encumbrance certificate is provided from the sub registrar's office where the particular property is registered.

As per my opinion, Wagholi is a good destination for new commers. Wagholi gained its popularity because of Kharadi Eon IT Park in the vicinity. But If you are for investment better go for some other areas as Wagholi will take some more time to get developed. Wagholi is good for long term investment ( say for a time period of 3-5 yrs). In January to March 2012 quarter the property price was Rs 3100 and now the rate per sqft going on in Wagholi is Rs 4000 to Rs 4300. The area has seen almost 30% rise in property value.

Hi Agarwal Gupta Sai Sanskruti is strategically located at Wagholi pune and as far as builder is concerned it is one of the best local builder with good reputation in niche market who delivered 5 to 6 good project in Pune market.

Hi Saurav, What is the rate per sqft going on?What is the status of the approvals and when is the project expected to get completed?

Hi Deepti, recently I have visited this project and talk to the salesperson and he quoted me Rs 3900 per sq ft rate and also he is ready to give the discount in this price ounces finalising. Projects will be expected to complete till Dec, 2016.
