Buying a flat in Undri is benficial or not?

Q: Buying a flats in neighborhoods of Undri like NIBM, Kondhwa and Wanowrie are not affordable for common Investors. Then Buying a property in Undri can return the best.

Hi, I have a plot of 3.5 gunthas in Undhri.How much sale value should I expect?

Hi Ramana, It is good that you have already invest in this area and right now you get good return while selling your property but I personally think that you should wait for next 2 to 3 yrs for maximum return.Minimum value of a plot in Undri sizing from 1000 sq ft starts from Rs 8 to 10 lakh and goes above a crore for a 1 acre plot. All plots available here are freehold, few are new property and whereas some resale.

As far as Undri is concerned, the area is development and growing on the back of the NIBM Road. This road connects Undri to the airport, bus depot and railway station. The social infrastructure of Undri is well developed. Office hubs in Hadapsar, Phursungi, NIBM Road, Wanowrie and MG Road have boosted the demand for residential properties in the area.

Undri is one the prominent localities in Pune. The price trends on Undri have been witnessing various ups and downs. The price per sq. ft. was at Rs 4272 in Oct-Dec 2012 quarter and then price depreciated to Rs 4253 in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price appreciated to Rs 4299 per sq. ft. In recent market price trends in Undri is in increasing format and the average price is approx Rs 4900 per sq ft which shows tremendous growth prospects.
