Which one is more better to invest Neptune Triveni Sangam or Neptune 100 Above
Q: Hello everybody actually after SBI Repo rate cut, since it's a great time for buyers i'm planning to invest for some residential project & have heard a lot about Neptune Group so i have decided to invest with them ,so i want to know that which one is more better Neptune 100 Above or Neptune Triveni sangam
Good Morning Rohan!!!! Some of the points are tricks played by agents, and some points are suggestions on what you should do when you meet a builder, broker, agent or sales executive who is showing you or explaining about a project.
Always keep in mind when you are going for buying property :- 1) They create artificial scarcity and try to rush you, 2) Don't show the eagerness to buy, 3) do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat, 4) don't feel shy about asking legal documents, 5) Say that you are seeing other nearby projects as well, 6) Dont be tempted with awesome deals and discounts, they are well designed, 7) Ask which all banks have approved the project, 8) Don't get over obsessed with the upcoming infrastructure.
Ramdas is absolutely right!!!! If you are getting an email from the builders with the list of available flats, area, price per square feet and final price of the flat. You will find out that around 90% of them were marked as "SOLD" or "BOOKED" . This is nothing but artificial scarcity which try to attract you. You had no way to verify if they were really sold or booked by someone. You just had to believe on what the excel sheet told you. This will create a sense of emergency. Almost 80% of the time, this is artificially created by the sales executives. So, keep all these things in mind while taking a buying decision.

Hi Rohan if you are planning to invest with Neptune Group first of all i would like to tell you it is best decision of yours because they are very reliable builders apart from building good architecture they always give the possession on time. Moreover if you are confused in choosing the property then i would suggest you of Neptune Triveni Sangam only because apart from good architecture it have a very healthy & eco friendly environment.
Hi Rohan, Both the project has its own features and it depends on your budget. Neptune 100 above is a luxury project and it cost more than 1.3 crores for a 2BHK while Neptune Triveni Sangam is an affordable project and it cost to you Rs. 37 lacs onward for a 2BHK.
Second and the most important point is locality, if you are a working people then you have to select a project which is near to your work station and all the daily basic necessities should be nearby.

Neptune 100 above, located at Lal Bahadur Shastri Marg, Bhandup West, Mumbai offers 2/2.5/3 BHK having 30 floors and its sizes are 1125 sq-ft in 2BHK which will cost you Rs. 1.30 crore onward, 2.5BHK in 1390 sq-ft, cost to you Rs, 1.58 crore onward and 3BHK in 1535 sq-ft and price will be Rs. 1.81 crore onward.

@Rohan Roy, The expected date of possession for Neptune 100 above is June,2018 whereas, Neptune Triveni is giving it's possession in December'2017.
Ambevali locality is good for residential and has mostly mid segment buyers..... the place has easy access to Kalyan, thane and Navi mumbai.. its is quite well connected to the industrial and commercial hubs..Planned roads, rapid urbanization and huge development have collectively made Ambivali worthy of investment. Buyers can find plenty of new real estate projects in Ambivali.
