Hi, I wanted to know that whenproperty tax started to calculate after getting the possession

Q: Hi, I have got possession of my Flat on October 2013 and this year I have received property tax for 3 years (2013-2015).

I just wanted to know that when property tax started to calculate after getting the possession.

As per my understanding its started as soon as you received the possession and calculated on every 6 months. In my case I have received possession in month of October 2013 so for year 2013 my property tax should be for half year instead of full year? While as per tax bill they are charging full year (2013) of tax.

Please provide correct information.

Also the link which you have given that is for PMC and property comes under PCMC.
I have validate online too but same bill is there.

Hi,
As per my knowledge yes the PMC offers special rebates in property tax in the following case:
1. Properties owned by women and ex-servicemen.
1. 10% discount to tax payers who clear their property tax dues between April 1 and May 31st in the particular financial year
3. 5% discount for tax payers who pay between these dates (for whom the property tax amount exceeds Rs.25,001).

What is the consequences in case of delay in payment of Property Tax?

Citizens of Pune are fined with a 2% per month charge in case of delay in payments, which can accumulate to 24% per year. The tax payers should pay the property tax bill before 30th June every year to avoid the penalty charges.

Hi Amit , I think you are right Date of allotment is key in under-construction flat. so property tax will be calculated once you get possession. also you can pay property tax online http://propertytax.punecorporation.org/

Property tax can be calculated with the help of following formula:
1. Capital value = Base value x Built-up area x Use category x Type of building x Age factor x Floor factor
2. Property Tax = Capital value × Rate of tax

In this page, you need to enter your locality, area, usage, type and total plinth area to get the details of your property tax bill.
