CREDAI demands improvements in Urban Local Body administration
Q: CREDAI strongly desire the State government to bring improvements in urban local bodies administration and ask for single window clearance for real estate projects.
Members of the Confederation of Real Estate Developers Associations of India (CREDAI) Hubballi-Dharwad, Belagavi and Kalaburagi chapters on Tuesday joined their counterparts across the nation in registering their protest against the authorities in retaliation to the suicide of noted real estate developer from Thane Suraj Parmar.

A single window clearance system would end the red-tape involved in getting clearances for projects and the government should think in that direction for the healthy growth of the real estate sector. Some ULBs do not even have a system of providing the inward number to the applicant whenever a developer applies for project approvals.
Against the poor system, real estate developers across the nation observed a day's strike on Tuesday following the suicide of a developer from Thane in Maharashtra. Suraj Parmar ended his life a few days ago in his fight against the system.
It is really a very sad demise of a developer. CREDAI members in Mangaluru closed their offices, stopped construction works and did not register properties on Tuesday as a mark of respect to Parmar. Govt. must bring a policy soon to control these system.
CREDAI Mangaluru president D.B. Mehta told the State Govt. that the realty sector has been affected strongly due to bureaucratic delays in functioning of the urban local bodies. A developer has to get at least 20 NOCs from different agencies to start a project. The process of getting NOCs from the agencies could take 1-3 yrs., by which time a developer would have lost valuable time and other resources.
You are absolutely right Pradyuman. And we always blame the developers for project delays. But the realty is totally different. Developers are also asked for the huge bribe unless they don't get approval from the concern department. Recently, a builder has to suicide in thane due to this system and he expressed everything in a note before die. A builder has to pay Rs.800/sq-ft. for getting NOCs from the several department. And burden through to the poor buyers.
A builder's suicide note highlighted the delays in getting approvals, political interference, and plans getting rejected with backdated effect. The note also mentioned demands for bribes from officials and forcing for bribes.
