What is a patta and how to get a patta for plot of land?
Q: We have a plot of land in Pollachi and wanted to know what is the significance of Patta? Also, please can one of you suggest how and from where do we get the the required" patta" for the plot of land?
Hi Chetan, I agree with your point, but few more important documents are also required including:
1. Tax receipts.
2. Pay relevant fees
3. A survey may be required.
4. The Patta can be obtained from the Tahsildar/VAO office and can also be viewed from e services online service.
Hello Revathy,
There is various list of documents required for obtaining Patta includes:
1. Sale deed/ Title deed after registration
2. Parent document
3. If another plot in the layout obtained a patta, include it as unofficial reference. It is not an official requirement
4. If it is Patta transfer, include legal document such as will, legal heir documentation, etc.
5. Plan Document if property is under construction stages.
As per my knowledge,Patta is a must in case of vacant plots of land. It is the main document for establishing lawful possession. Even in case of properties with buildings and structures, Patta is the primary document to establish lawful possession. It also includes other vital details including the extent of holdings and the measurements of the property.
Hello Revathy,
Patta is one of the important documents required while making property transactions. This is essentially a revenue record and is issued to the person in whose name the records related to said property are maintained.
Hi, I think the Patta is important because it establishes lawful ownership and possession of a property, and is a powerful tool that can be used in the case of property disputes. In case of government acquisition of land too, the patta holder is paid compensation, as s/he has the first right to title over that property.
To obtain Patta for plots of lands, you must follow, following procedure:
1. Apply to the concerned Tehsildar or any appropriate administrative authority in a format prescribed by the Revenue Department.
2. Enclosed documents tat pertain to the plots ans details of the owner.
3. An interview might be sought by the Tehsildar with the applicant if needed.
4. If the Tehsildar is so convinced, an on-site visit is also possible. But these are generally for lands that are entangled in legal disputes.
Hi, Harish
A Patta is a legal document issued by the Government in the name of the actual owner of a particular plot of land. It can also be issued for lands having buildings or individual houses etc. constructed on them.A Patta is a document extract that is issued by Registrar of Land holdings.
