Enquiry of Tirupati Balaji builders and Constructors , Panvel

Q: Hi,
I am looking to invest some money in property . Yesterday , I have visited Tirupati Balaji builders and Constructors's office . They showed me plan for Balaji Modern City . Its in Chiple , Bokharpada .

1) can anyone tell me about background of builder ?
2) Is there any future scope in this area ?
3) I saw some negative comments regarding builder . Are they true ?
e.g . late delivery , delay in construction or fraud
4) I saw most of projects by Balaji builders are cidco approved , banks are also offering . Then whats problem here ? why such negative feedback are here ?
5) Is it worth to invest in new panvel ?

आज दि. २७/०४/२०१६ रोजी फोरम तर्फे नवी मुंबई पोलीस आयुक्त प्रभात रंजन याना तिरुपती बालाजी ग्रुपच्या महेंद्र पवन कुमार सिंग व त्याचे साथीदार बबलू गुप्ता, संदीप पाटील व रमेश चौधरी यांवर कारवाईचे निवेदन देण्यात आले.

Hi all. I fell that this bulder if chor. I is neither refunding the money of the customers who booked flats 4 years back, nor making the flat. He always gives false promises. My friend Mr. Rao has booked the flat with him and paid around 9 lakhs. He always gave false promises that the work will start soon. After 5 years of waiting and hearing the same line "the work will start soon" he got frustrated with them and asked for refund. Teh builder gave multiples cheques of 20 thousands rupees. Surprising that these cheques also got bounced due to insufficient balance. We can say that it is a bhikhari builder. When he complained about the bouce of cheques to the builder then the builder replied is very ghatiya manner. He said " go and comlain the police about bounce cheque, I will see what is to be done". He paid the amount in 6-8 months and did not paid any interest of the booking amount which he used for 5 years. Others are Mr, Pramod, 3 Employees of jindal steel.

I am just like you and it is true that buyers has to wait a long after paying a huge amount. But we can not blame a builder every time. If he is not getting the approval then how can they start the work. May be your builder is facing the same problem. Nobody want to lose their reputation.

You might have heard Suraj Parmar's death, a prominent builder in Thane who ended his life due to the repeated demands for bribes by the several government departments. This case is very clear that there was no financial issue in this case. There is an issue in the way the system works.

Our building approval process has become indescribable lengthy, tedious, unpredictable and depends on the whims of individual officers. Getting approvals has become a major problem for builders and has increased the interest cost not just of the builders but also of consumers.

Because of that Maharashtra Govt. has to take few necessary steps against the approval process. You might aware of that.

Hi Meghraj,
Visit the developers office once again and ask one more time for the refund. If still you didn't get the proper reply mail him for the same and file a case in the Consumer Redressal Forum against the builder for deficiency in service along with the interest from the date of payment made. Better, take the advice of a legal expert.

Same thing i am also experiencing about Balaji builders. I have booked flat in Balaji Residency and after almost 2 years, till work not started. I have made request of cancellation about 2 months back but still money is not refunded. No one is picking up the call or responding to SMS. I am now shifted to Poona and because of all this had to travel to Panvel every sunday only for follow up. But still not received anything on same. Could you please opine what to do?

Hi,
I have cancelled my booking, but not yet received any amount. They just give the dates and again on that date they provide other date. they did this 7 to 8 times in this 4 months. Kindly Suggest, What should I do ???

@Brijesh : I am also confused here . Tirupati Balaji Group has multiple offices with different names . I am still gathering information about builder and some other projects in Karanjade and Vichumbe . Tirupati balaji Group has some other projects in Vichumbe too namely Balaji Kashish , Balaji Arcade etc. I checked the location personally and found that cinstruction has started there . I am still looking other projects too . Please share valuable information if you find any .

But it is your duty that you follow the strict guidelines while buying properties. Words of Mouth is one of them. This is one of the easiest way to find out details about the reputation of a builder. If this builder has recently done some work for your colleagues, family friends etc. then they will surely be in a position to share their experiences with you. This is absolutely impartial information that no broker can give you.

Apart from the above mentioned points, you should verify all the approvals such as bank approval, fire dept. NOC, IOD, Commencement Certificate, height approval (if it is a high rise), tax receipt from local body etc. Verify all the legal approvals by a legal expert.

Ask the neighbor about locality, see the basic amenities such as banks, schools, colleges, hospitals, markets, malls and ATMs from the site, connectivity and transport etc.

No He had committed many of us the possession of flats in 1 and half year now after almost after 2 years he has no even done the registration, the construction work of the building is also stopped and he is taking new projects and bookings So very much careful

I recently come to know about wonderful project at velachery they are 91 premium apartment with approved flats and also they provide loan facility .
