Feed Back on Sonestaa Meadows

Q: I visited Sonestaa Meadows today,found that all amenities were functional.Few Questions

1) Is STP functional
2) Is Water treatment plan functional ?
3) Whats the dispute with the road,I found a narrow road and an alternative mud road via Vibgyor School
4) Is the apartment connected to the Underground Drainage System.
5) How is the quality of construction?

Project has come up nicely. I agree to that. But when the builder will finally hand over the property ? No clarity ? What CDP plans you are taking about ? isn't the fence for last two years ? Anybody helping? and how come builder has applied for an A khata where there is no OC. Builder has never applied for the OC. Ask him to show the application and better to check with office. All the apartment builders in this area somehow get the approvals from BBMP showing 40ft Road. Now, All land owner has objection to the road. Land owners are asking four to six times the market price due to which BBMP itself is not able to acquire. although there is lot of discussions/negotiations going on, there doesn't seems to be a hope as you can clearly see its pending for last two years.
Just talk to one of the residents choosen randomly and see real picture before investing such a project.
The reality is there is no OC and A khata. On top of that you need to bear that 8ft fenc

Please don't mislead buyers on such kind of forum, Any buyer can go & see how beautifully the project has come up. Builder has nothing to do with road as its come government authority & every government has CDP plans,moreover the bulilder Mr. Shyam Sundar is so humble seating in office of Sonestaa Meadows.
Any one can go Sonestaa Meadows apartment , their marketing office is on first floor .Mr. Shyam Sundar seats in marketing office and politely solving all the problem of owners.Even they are helping owners to form community , organizing event etc.
Fire NOC is not required as its not high rise apartment- Please read the guidelines carefully before raising concern.Builder has applied for A Khata , Its under process.If any one has any doubt, He may double crosscheck as the application is in concern office

Don't Buy Anything On Sonestaa Meadows/ Sonestaa Silver Oak. No matter how convincing the builder is, road will not come for at least 5 years. Fence is there for last two years. Builder is promising from 2011.

Implications are you will not get a OC and A Khata due to road as ambulances/Fire will not be able to enter. You will further suffer due to narrow road.
All the owners are trapped. Builder is super crap. You will likely to struggle for association formation or anything you require from builder.You end up paying high maintenance charges. There is no clarity on building handover. Builder and associates behaves like a goon and threaten you time to time.

Stay away from this property.

Hi Ashwin, As you have visited the site, while visiting the site you did not ask the builder about all these things. I could see that the project is delayed for more than a year now.
