My self Naga. Its nice to meet each one of you here. I visited the Property yesterday, seen the Demo flat and the construction progress. I believe its quite convincing progress. I am not sure about approvals what they hold as of now, I shall cross check and will update.
I am curious to know, someone is saying about Mana Carmel or other property has some legal litigation. Is that true?? Please shed some light.
Hi , I am trying to buy my first property in Bengaluru and i had visited Mana Tropicale - I see the price today is 3975 ,and he says negotiable - Can one of you help me understand on what component - I can do the negotiation ? the reviews here are having a mixed reaction , so not sure- but the executive whom i met was saying the pre-launc will be completed in 15 days and i need to pay 20% amount ASAP blah lblah blah .. so trying to understand what exactly I can negotiate with him .
Hi. We r planning to buy a 2.5 bhk in Mana Tropicale. But they are quoting a higher price now..3945/sq ft. Also the location is s bit on the interiors. Has anyone bought a flst here recently? Any feedback about the builder as well as the project would be highly apreciated. Thx in advance!!
Hi Madhura, Its been close to 10 months since booking has started for this property (under pre-launch obviously) and trust me this hike was already communicated. Having said that, try your bargaining skills! Best of luck!!
Mana group has decent reputation as they have completed few projects successfully (like Mana Jardin). Visit their property and you should have a fair idea about the construction quality and all. As far as timely deliver is concerned, post RERA bill, I am more or less assured about the same.
Hi Madhura, I am also planning to buy a 2bhk over there. Last sunday I have visited the site. But i have one question, from the previous project of Mana and from some review of different site, I found they are not at all providing OC and CC. Did you have a talk regarding this? From sales person prospective, they are providing. But from other project i found reviews, that they are not providing even though the project has been completed 4 yrs back. @Praveen: can you please through some light on this, since you have already booked a property over there. Did you get any concrete document from builder saying they will provide OC and CC?
Thanks Praveen for your response. We have given the initial token amount to the builder and have got all the documents and proceeding with the legal verification. Further steps will be taken post completion of legal verification. Have checked with SBI as well. As other projects, this is also in preapproved state and they have started sanctioning loans but the project is still not there in SBI approved list on SBI website. They are saying by early next month full approval is expected. I tried joining the group but getting some error.
Recently i enquired about their another ongoing project mana karmel. Initially this project was preapproved by sbi. I came to know that there is a land litigation case pending. The case seems to be running almost a year now. Builder has sold many flats even when there is a case. The builder has cheated customers by hiding this. Now, it seems most banks stopped loans to this project. think twice before proceeding.

Hi Koushik, As per the communication from builder, all approvals have been received except final sanction plan from BDA. Please get first hand info from the builder yourself and verify all the documents to your satisfaction. Pay a visit to the property and let us all know :)

The area is developing very fast and has the potential to grown in future because of the close proximity to an economic hub and property values are touching the sky.
Over the last few quarters, prices have been constant which means if you are buying a property today, values are already discounted. This could be the right time for a value advantage.
