Think about the carpet area to saleable area...its very less and consider factors like UDS, ground water (if its salty, steel pipes will start rusting soon...i have seen this in most apartments in chennai). Also there are lots of resale properties available at Embassey residency...close by Global hospital at perumbakkam, where people find it difficult to sell as they bought it at a very high price and now suffering as cost of flat to rental is not that great. So think well before investing....
Lot of Apartments left unsold in Perumbakkam as lot of water logging in this area and salt ion ground water and there are lot of resale properties up for sale as the rental income is peanuts.....think 100 times before investing. Its not worth the rate...
I'm not sure of Duplex flats. But Malles Altius has some excellent 3bhks. You can visit the site yourself to see. I loved the design and the amenities. Moreover, they are top builders. The flats are getting sold out soon. So i think you should check soon.
Perumbakkam is a great location, calm place with just good ground water reachable for all its sectors and predominant junctions like Tambaram and Medavakkam. Residential Projects in this area are within the price band of INR 3500 psf- INR 4300 psf, relying on the area, specification and builder. Metro development will obviously appeal to consumers as well because the increase of demand of residential project in this area.
Malles is one of the reputed builders in Chennai. The project is located in the heart of the city at Kodambakkam and is a very impressive mission. It's well designed and can definitely admire very good location. Water logging is common in some parts of the area, but most of the residences use rain water harvesting and other such options to control it. It should not be major crisis with Malles Radhe Krishna.
