Q: Please check the CDP plan, BBMP rules before buying this apartment. According to my knowledge they have violated all the rules. Please be very careful and you may lose hard earned money.
I checked one more legal, Hoysala samruddhi constructed 11 floor. But they have only 30ft approach road from both the sides. BDA/BBMP rules never ever says to construct such a tall building. BDA/BBMP rules will not give the permission for half ( 5 floors ) of the total floors. BDA/BBMP also most corrupt in Bangalore.
yes it is tough to decide which builder is proper. But Hoysala Samruddhi apartment has violated lots of rules like CDP plan ( constructed apartment on road ), BBMP rules like tall building with approach road of only 30ft and many other rules. So always better to avoid this type of developer
yes Tejesh, This days we are seeing lots of Apartment built by Grade A ( including Sobha developer ) developer are getting legal notice after many years. Apartments are getting building on roads, lake, drainage areas, B-karab and others lands. The buyers should get all the legal checks before buying. Developers, BBMP, BDA, Bank all are corrupted now. Everyone just gives the permission without taking care of legal and ignoring buyers ( middle class ). Hoysala samruddhi also done major violation ( building on road, building laws and other major laws etc ). So it is always better to avoid this type of developers.
Nowadays in newspapers I can see lots of illegal construction by many developers in Bangalore. BDA and BBMP are most corrupted. They give permission to build on Road ( violating CDP ), B-karab land, others land, drainage areas etc. They also violate the building laws ( like building very tall building without any approach roads ).
Developers are constructing illegally and selling to middle class people and running away. Finally it is the middle class who will be suffering from money and time.
So it is always better to spend more time in getting all the legal clearance from the lawyers. Do not believe in BDA/BBMP approvals.
under construction or ready to occupy does not matter. nowadays you need to verify all the documents. Do not believe in BDA/BBMP approvals. Need to check following 1. all the land documents, 2. CDP plan, BBMP building rules. 3. survery numbers on which the apartment constructed. is the developer taking more than his land. Like others land, B-karab land, govt land, road, lake encroachment etc. It is always better to get legal opinion with more than 1 lawyer.
Thanks Pradeep. I verified the document and they have violated a lot. So requesting all to be very very careful about this project. Constructing on the roads and violating the CDP plan is serious concern. This builders will not be available in the future only the buyers need to suffer.
Please check the CDP plan, BBMP rules. I already check it and according to my knowledge they have violated. Please consult proper lawyer having all this plans.
I checked Hoysala Samruddhi plan also and they have violated all the CDP plan, BBMP rules. Please go to proper lawyer with all this records ( CDP plan and Hoysala plan ) and check it. I checked it and they have done major violation ( they have constructed on the major roads). Please be very very careful and you will lose all your earned money.
