a person already sold and purchaser has purchased. new sae deed is of more area. purchaser alswo approved building plan.above said property is adjacent to my house

No, it is totally illegal. Ask for the Clear and marketable Title, Sale Deed, Encumbrance Certificate, latest tax receipts, Occupancy Certificate, Building Plan Approvals and Possession Certificate and don't buy more than that. Verify it by a local lawyer and then proceed.
