Why the builder has calculated the Super Build-up Area as 1.6?
Q: I am buying a newly constructed flat in Naigaon East in Mumbai. To calculate the cost of the balcony area, the builder has given me a formulae which is as below: Cost of area = Area x 1.6 x 50% x Per sq.ft rate Can anyone please help me with this 1.6? I really can't understand this calculation. Thanks, Vinod
Hi Vinod, According to the DCR amendments, balconies, flower beds, terraces, voids and niches would be counted in the floor space index. The requirement under the new rules would be only 1.6 mtrs open space on all sides of plots measuring 600 sq-mtrs or less.
Yes, you can ask the builder to use the correct method of calculation instead of wrong method. If they are no agree then stay away from such project. Thanks..
Hi Vinod, This is the trick used by builders/developers, when they say you can find carpet area by applying loading factor on the saleable area. Suppose saleable Area= 1200 sq ft Loading Factor= 25% (or 1.25)
Wrong Method (favours seller) Carpet Area= 1200 x (100-25)% = 1200 x 75% = 900 sq ft If you apply 1.25 or 25% loading, saleable area should be 900 sq ft + 900 x 25% = 1125 sq ft As you can see under this method builder is charging you for 1200 - 1125 = 75 sq-ft more
Right Method (favours buyer)= Find carpet area first by measuring actual dimensions, and then apply loading factor Saleable area = 900 sq ft + 900 x 25% = 1125 sq-ft
You should also keep in mind that Balcony defines open area with roof (slab at floor height), attached to the main unit that buyer has exclusive rights to use and resell (with the main unit). Generally balcony area is added to total carpet area. FSI is applicable to balconies.
