Urgent Help - Sahakarnagar Apartment - Nandi Aspire
Q: I have been looking for 2 bhk apartment in Sahakarnagar for last 1 year. As all of you guys know that from last 1 to 1.5 year real estate in Bangalore has slumped. So, I was waiting for the prices to go down. Infact a lot of apartment prices have gone down. Very recently, like a month ago I visited an Apartment near Chairmans club. It is built on a 40 x 60 site, very good neighbourhood. Aparently, I had visited this apartment in Feb of 2015. At that time the builder had quoted 85Lacs. I though it was priced very high as 2bhk rental in Sahakarnagar are about 20K per month(on the higner end). I called him recently after a year or so, to check the availability. He said he still has few unsold apartment and he has slashed the price due to the market. It is 60 Lacs now. I was very happy and also very confused. I was really surprised to find that the builder would give me a discount of 25%. I have been discussing with my friend about this apartment for the last couple of weeks. I have a few question for the group as I need to know whether the builder is selling me a lemon or the apartment is guinuine.
1. As most of you know, lots of apartments are built illegally. But BBMP is Ok with it and gives permission. Even this apartment has 2 floors built illegally. So would there be an issue for me in the future, if I buy this one.
2. How to know the apartment has no legal problems. I would like to get a third party's opinion. Is there any easy way.
3. Yes, I would be applying for a loan, but I am also very sceptical about the banks because some of the bank Managers are in the books/pockets of the builder. So is there a fool proof procedure for me to check.
4. While inspecting the apartment, the broker and site Engineer said that the builder will give an additional 10lac discount, if I made the payment in one shot. I need to know if this is a good bargain or if I am being made a "Bakra" ?
5. Earlier when I talked to him in 2015, he told me that one apartment in the 3rd floor is vacant, the rest 7 are sold out or booked. Now he is saying that if I pay him in full, he would be willing to sell me the apartment on the first floor. We would love to have an apartment in the first floor.
If any of you have found good apartments for sale in Sahakarnagar, please let me know. My budget is around 60-75 lac

Thanks Sagar for your suggestion. I will look into it. Are these apartments completed and ready for handover ? I'm looking for apartments which are ready for possession. I don't want to book and go through the hassle of waiting.
Hello Vishnu, Currently the price trends going on in Sahakar Nagar is Rs 5700 per sqft. When you know that the project has got two floors built illegally then why to take a risk. You might face some or the other issues today or tomorrow.
Thanks Afzal for your reply. Yes, we are backing out from this proposal. Looks like the builder is in trouble with BBMP. BBMP officials said that they don't give permission to build apartments on 40 x 60 or 30 x 40 site. I checked with the sub-registrar office and they said that they can register flats which are build on 40 x 60 or 30 x 40, but if there are any legal issues later, it is the responsibility of the buyer. He also said that when there are so may properties which dont have legal issues, why I am wasting my time on this one.
