Q:I have been looking for 2 bhk apartment in Sahakarnagar for last 1 year. As all of you guys know that from last 1 to 1.5 year real estate in Bangalore has slumped. So, I was waiting for the prices to go down. Infact a lot of apartment prices have gone down. Very recently, like a month ago I visited an Apartment near Chairmans club. It is built on a 40 x 60 site, very good neighbourhood. Aparently, I had visited this apartment in Feb of 2015. At that time the builder had quoted 85Lacs. I though it was priced very high as 2bhk rental in Sahakarnagar are about 20K per month(on the higner end).I called him recently after a year or so, to check the availability. He said he still has few unsold apartment and he has slashed the price due to the market. It is 60 Lacs now. I was very happy and also very confused. I was really surprised to find that the builder would give me a discount of 25%. I have been discussing with my friend about this apartment for the last couple of weeks. I have a few question for the group as I need to know whether the builder is selling me a lemon or the apartment is guinuine.1. As most of you know, lots of apartments are built illegally. But BBMP is Ok with it and gives permission. Even this apartment has 2 floors built illegally. So would there be an issue for me in the future, if I buy this one.2. How to know the apartment has no legal problems. I would like to get a third party's opinion. Is there any easy way.3. Yes, I would be applying for a loan, but I am also very sceptical about the banks because some of the bank Managers are in the books/pockets of the builder. So is there a fool proof procedure for me to check.4. While inspecting the apartment, the broker and site Engineer said that the builder will give an additional 10lac discount, if I made the payment in one shot. I need to know if this is a good bargain or if I am being made a "Bakra" ?5. Earlier when I talked to him in 2015, he told me that one apartment in the 3rd floor is vacant, the rest 7 are sold out or booked. Now he is saying that if I pay him in full, he would be willing to sell me the apartment on the first floor. We would love to have an apartment in the first floor.If any of you have found good apartments for sale in Sahakarnagar, please let me know. My budget is around 60-75 lac

Q:I was planning to buy an apartment in Sahakara nagar, Bangalore but found that the property could not be registered. Apparently, BDA has a case against the Sahakarnagar layout and they have stopped registration, sanctioning plan and building apartments. I personally went and met the sub-registrar in Kodigehally and he told that nobody could register properties in Sahakarnagar. I tried to get the circular from BDA and they have asked me to file a RTI. I have filed an RTI and awaiting their reply. The builder says that he could register the property from some other subregistrar office by bribing them. As a first time home buyer I am nervous to book though the property is decent and closer to my and my wife's workplace. My question to the forum is1. Has anyone registered property recently in Sahakarnagar in the last 2-3 months or so ?2. What are the documents I should ask the builder before applying for the bank loan ?3. Q:I would like to know the required process to be followed in giving out a residential house for non-residential use for e.g. playschool or small office / storage etc usage. If someone can tell me the details of what all needs to be done and what normally is the practice, it would help me in deciding on giving my house on rent for non-residential use.
