Q: This is not a question but just some good info i found on the internet which really helped me take a good decision in buying a home in pune http://www.pocketnewsalert.com/2016/04/Guidelines-To-Buying-A-Budget-Home-In-Pune.html
Thanks Shobha, What will be the approximate flat cost of mid-income category and which are the areas where i can get 1/2BHK affordable home in 40-50 lakh budget?
Well Shweta, I am not a real estate expert but i will try to answer your query. As i have seen that the price tag in the mid-income category fall within the price range of Rs.35-50 lakh. Many developers are offering are offering all-inclusive packages that cover all the usual add-on costs to buying a home i.e. VAT, stamp duty, registration fees, etc. And the target properties are 1/2BHK flats in localities like Manjari, Wagholi, Ambegaon, Bhugaon and Undri. These have been identified as the growth corridors for Pune that are seeing developments in all aspects and specially possessing the property prices that are still favorable for the middle class.
Thanks for the information shobha. I think you have decent knowledge about the Pune realty market. Can you guide me choosing an affordable home in Pune?
@Shweta, Since the affordable home segment is the primary hunting zone for the developers, they specialize in cheating their customers. So, the first thing that a budget home buyer in Pune must verify is the reputation of the developer, construction quality of their projects, on time delivery record. Apart from delivering on the promised project features, they offers some discounts and freebies which several new builders tend to roll out in an attempt to hide or compensate for the flaws in their projects, in the location or in the documentation. Beware of those freebies and offers, these are nothing but to trap the innocent buyers.
Hi Napson, I m planning to invest in real estate but scare of sluggish market all across India. How is the real estate market of Pune in terms of affordability? Who is the target customers for affordable, mid and luxury segment of property in Pune?
Good Noon Shweta!!! The Pune Real Estate Market is a highly price-sensitive one, and affordable housing is in everlasting demand in the city. The huge demand for affordable housing in Pune Stems from the stable flow of manpower from other parts of the country, most of which belong to the working middle class and their budget is very tight, they are still looking for decent homes that meet an budgetary entry of lifestyle requirement. Customers are primarily looking for decent homes that fall within the city limits, are of decent sizes and have good basic amenities. It is seen that mostly affordable homes segment shows healthy demand and raising significantly.
