Truth of Gaursons Builders

Q: I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida area & that is when my search of flats / under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time.
I chose Gaur City project Avenue 1 while my brother in law chose another builder 'X' project in the Noida area (not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time.
Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat.

However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in.

In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate.

While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law.

The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market.

I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too.

So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.

Can anyone tell when is the real possession of I-Tower in GYC? Acc to the documentation it should be done by December 2018. Can anyone comment on the time lag between committed and actual possession dates at GYC 16 park view?

I have also booked in I tower..but no news on possession yet..I visited last month the Building structure is same as it was 6months before. looks like they will take 1more year to give possession.

I'm writing Review on the Gaursons India Ltd. A nice Constructions Company located in NCR. The Company has earned a good fame and good name in the world of Real Estate Market. The apartment constructed by the company is an excellent example of planning, workmanship. Great care was taken to provide complete satisfaction; even the whole crew was extremely professional and very courteous. I wouldn't hesitate to recommend them to anybody. They were wonderful. I am extremely pleased with the work that they did for me and the entire people.

I also want to share my experience with gaursons as i have a good experience with gaursons. i booked a unit at gaur city last year during the registry process i got good support from the gaursons team. alltough they have outsource the registry process but registry related concern persons are available at gaursons office itself so that's also a plus about the builder. they also asked me if i want to do registry by my own even then they are supportive for that as well but i started my registry process from available persons only. gaursns representative was quite generous and supportive he helped me a lot through out the process. so i had a good experience with gaursons.

Everything is fair in current market situation. Even if u don't get apartment in next 5 yrs, that is also more than normal.

I have visited Gaur Yamuna City last month. Work on the towers are going on in good pace. Tower-H as mentioned, will expect demand soon. 5th floor slab is being laid. Gaursons has done beautiful landscaping around the lake area which looks very pleasing.

I just received 9th Instalment for completion of 22nd Floor roof slab from Gaursons....mine flat is in Block-F

Hi friends!!!
This integrated township comprised of 5-types of residential plots which are available for registration. The size of plots available are 65/84/100/135/220 sq- mtr. The registration amount for these plots are Rs. 51000. But the cost is more than 30000/sq-yrd which is almost double the amount of Authority Plots recently offered by Yamuna Expressway Authority(YEIDA). It will take another 10 yrs for appreciation of these plots and therefore we recommend you to stay out of these plots.

Yes, almost all the Tier-1 city is facing the same issue. Builders are not following any rules and regulation and project getting delayed from 1-5 yrs. Most of the project get stuck due to the project approval as developers don't have sufficient proof. Most of the property are facing litigation issue and in return poor buyers have to face trouble.

You are absolutely right. Innocent buyers have to wait for many years for their flat possession and have to pay huge EMI. They have to live in a rented flat. I have been tracking Gaur Yamuna City project development since last 1 year and now I feel thankfully the issue is resolved, and that's good news for the buyers. However the Jaypee as a builder is still under scrutiny for non delivering their projects. Thankfully I invested in Gaursons.

Hi prasad, you are right most of the builders delayed the possession due to several reasons. but i feel gaursons did slightly better in this matter. they have given possession to a big portion. and that gave some hope for the buyers.

Hi Mr. prasad, you are right most of project got delayed in few years due to several reasons but as now market is on revival phase and construction work has paced up with that so we can now expect timely completion of projects and if we talk about projects from gaursons so builder has done good wok and their project are not delayed much even in tough market situation so we can expect gaur city project to be completed on time.
