Q: As per new bylaws of Noida Authority in 2015, delay in construction on plot will result in 4%, 5%, 6%..... 13% penalty from 3'rd to 10'th year of registry/allotment. In case i construct after 3 years, whether i will have to pay 4%+5%+6% = 15% or only 5% penalty to Authority ??
Hi friends, I think you have forgot to mention the important points, from the 11th year onwards, allottees will be charged a penalty of 25% of the allotment rate.
As per Noida Authority, Noida Authority, they have directed the building cell and project engineers of Noida to conduct a survey to shortlist plots of non-resident allottees where proper care has not been taken and are causing inconvenience to neighbors. Noida Authority have received frequent complaints from residents and their officers that Noida has scores of vacant plots with minimal allowed construction, which are lying in mess for decades. Some of these are also reportedly being misused by residents for unauthorized land use.

Those who have been allotted land by the Noida Authority for residential plots but have failed to start construction within the stipulated period of 2 yrs or according to the number of years mentioned in the lease deed, now will have to pay lighter penalty. The penalty was charged at the rate of 4% of the allotment rate in the 3rd year, 5% 4th year and 6% in the 5th year.
Noida Authority officials have been asked to conduct a inspections across the city to identify the allottees who have failed to construct on their plots within the stipulated time period. If no reasonable reasons are recorded with the Authority for delay in construction, these residential plots will also face lease deed cancellations.
