Q: As a step towards facilitating the growing need of housing in Delhi, the Delhi Development Authority (DDA) is working on the Master Plan of L Zone. Located in South-West Delhi and spread across 22,840 hectare of land, the L Zone is expected to give an impetus to the slow and stagnant real estate market of the national capital.
Hi, The creation of a smart city in Delhi is great news for the real estate sector of New Delhi, especially the South-west Delhi, which is expected to get the largest share i.e. almost 14-16 lakh flats out of the above number. Formally called as the ‘L’ Zone in Delhi (or just L Zone) in the Delhi Development Authority (DDA’s) master plan. This piece of land is an undeveloped stretch lying at a strategic position between Dwarka and Gurgaon, so it is also called Dwarka L Zone or Dwarka Smart City. Under the development plan, the authority has divided Delhi into 15 Zones but the L Zone is the largest, and is almost entirely undeveloped. It is the only census town in the entire Zone, so it is the most profitable real-estate zone as well.
And the reason behind, it getting developed as a smart city. A totally new concept in India. It means that the Dwarka Smart City would be developed as a technology driven place with world-class facilities including schools/colleges, park, commercial complexes, hospitals and energy efficient structures that will get uninterrupted power, water and wi-fi connectivity. While the private builders will provide things like parking lots, schools and hospitals and the DDA will be responsible for creating the base infrastructure such as the road, the sewage, the water treatment plants and the green spaces.
