They are quoting 1.5 BHK (Garden Facing) 503 sq-ft.(Carpet Area) Rs.75.92L, 1.5 bhk (Non Garden Facing) 503 sq-ft. (Carpet Area) Rs.71.94L, 2BHK-R, 687 sq-ft. (carpet Area) Rs.1.01 Cr., 2 BHK - S, 764 (Carpet Area) Rs. 1.11 Cr., 3 BHK - R, 872 (Carpet Area), Rs.1.24 Cr and 3 BHK - S, 986 (Carpet Area),
Rs.1.45 Cr.
And as per the developer, booking amount will be 10% of the flat cost. The price mentioned above is all including.

I am looking for a 2BHK flat in Godrej Emerald, Ghodbunder Road, Thane. This could be my first ever investment in Thane so i would like to know more about the location advantage and its connectivity to the other parts of the MMR?

Thane West is one of the well-developed localities in Mumbai and a perfect choice for real estate investment.It is only 4.3 kms (7-min drive) from Eastern Highway and 5.1 kms from the Ghodbunder Road Railway Station. It is very close proximity to NH-3 & NH-4 and enjoy good connectivity with the rest of the Mumbai. Buses provided by BEST, NMNT and TMT travel to major areas like Thane, Vashi and Wadala. Apart from trains and buses, auto-rickshaws and taxis also operate in huge numbers.

There are many reputed schools located in and around Thane West. These include Merry Angels International School, D.A.V Public School and Euro School, among others.
Lake City Mall is just a 4-minute drive from Thane West while Viviana Mall is a 6-minute drive away. Apart from that, many banks, ATMs and eating outlets are with in 500 mtr radius.

Godrej Emerald is a under construction project and will be delivered by 2020. IOD and CC are in place and Thane Municipal Corporation have approved this project. As far as bank loan is concerned, Axis, HDFC, Indiabulls, Citibank, Bajaj Finserv, Tata Capital etc. have approved this project for home loan.

Sizes are available in 500 sq-ft. in 1.5 BHK, 650 - 750 sq.ft in 2BHK and 850 - 950 sq.ft in 3BHK. It's current price will be Rs. 15000/sq-ft. Price of 1.5 BHK flats will be Rs.75 L onward, for 2BHK, it would be Rs.97.50L - 1.12 Cr and for 3 BHK, it would be Rs.1.27Cr - 1.42Cr onward. Hello Jain Sir!!
Do you think that the price asked by the builder for a 500 sq-ft. flat is reasonable? The near by projects Rumah Bali of Puranik is in between 7000-7200/sq-ft and Lodha Splendora is with discount Rs.55.14 for 450 sq-ft. carpet area. Please suggest in view of cheaper project will it be wise to put my money with this?

Mr. Rajiv,
RERA could be a factor but mainly it is because of the free hand given to police to file FIRs against builders violating rules.

Since the list of rules and regulations is so large and builder compliance rate is so low, hence the strategy would be to just temporarily halt bookings till this FIR drive of Mumbai police is over. After that business will be back to normal.
Price seems too high but it depends on the locality and the amenities provided by the developers and also depends on the choice of floor/PLC.
