Here i would like to explain the process of and documents required for property registration:- The property documents that need to be registered, should be submitted to the office of the Sub-Registrar of Assurances within whose jurisdiction the property, which is the subject matter of transfer, is situated. The authorised signatories for the seller and the purchaser, have to be present along with two witnesses, for registration of the documents.

The signatories should carry their proof of identity. The documents that are accepted for this purpose, include Aadhaar Card, PAN Card, or any other proof of identity issued by a government authority. The signatories also have to furnish the power of authority, if they are representing someone else.

The time limit and fees payable for property registration:- Documents that have to be mandatorily registered, should be presented within four months from the date of their execution, along with the requisite fee. In case the time limit has expired, you can make an application to the sub-registrar for condonation of the delay, within the next four months and the registrar may agree to register such documents, on payment of a fine that may be up to ten times the original registration fee. The registration fee for property documents is 1% of the value of the property, subject to a maximum of Rs 30000.

Documents required for registering property are 1) sale deed, or title deed - the property ownership document used for sale and transfer of the property, 2) the receipt copy of stamp duty and taxes paid, 3) copy of the sanctioned building plan by a statutory authority, 4) a no objection certificate from the builder, the electricity department, forest dept., airport authority, pollution control board and water works department, 5) a copy of the possession letter and the allotment letter from the builder, co-operative society or housing board, 6) the sale agreement between the builder and the first owner, 7) payment receipts copy, 8) the completion certificate. Once the documents are verified, the deed is drawn up and the registration is complete.

Hi,
Registration fees are a state subject and vary accordingly but most of the state it is 1% including Pune. Stamp duty is calculated on the existing circle rate notified by the state authority or the value of the property sold, whichever is higher. In Pune, Stamp Duty will be 6% and Registration charges will be 1%.
