Because I understand the main purpose of RERA is to protect the allotees (home buyers) from the malpractice of the builders but in my case since I do not intend to sale the units the buyer would not come in picture.

Here i would like to explain the process of and documents required for property registration:- The property documents that need to be registered, should be submitted to the office of the Sub-Registrar of Assurances within whose jurisdiction the property, which is the subject matter of transfer, is situated. The authorised signatories for the seller and the purchaser, have to be present along with two witnesses, for registration of the documents.
The signatories should carry their proof of identity. The documents that are accepted for this purpose, include Aadhaar Card, PAN Card, or any other proof of identity issued by a government authority. The signatories also have to furnish the power of authority, if they are representing someone else.
Q:Hi, I am buying a house from 3rd party. And the history is like that the builder sold the property to party-1 on the basis of nomination agreement. The 1st party has not done registration. Then the 1st party sold the flat to 2nd party with another nomination agreement, where the Builder is the confirming party. And the nomination agreement prepared by builder it self.Now I am buying the flat from the 2nd party but I am want to do it being registered in my name. Nomination is done in my name from 2nd party, where the builder again is conforming party. As the respective flat is not being registered by any prior parties, now while I am going for registration the builder advocate is telling there is a need of 1st party's presence or the Power Of Attorney from him. But the first party is not responding or replying though has communicated. Can this property will not be register ever or what is the other way out....please advice

I have done registration with builder directly, just by passing the 1st and 2nd owner but being mentioned their details in the deed. The loann amount paid diretcly to the seller directly as being mentioned in the deed from whom i am buying. So everything done smoothly.

As per sources, Mr Dalip has also declared that land has been acquired for the Hisar to Dabwali road work for which nearly 232 crore will be given as compensation to land owners. Already 195crore had been distributed among farmers. State government has issued revenue survey(girdawari) to estimate the loss caused to crops because of unseasonal rain. Compensation will be distributed among farmers with in 15days.

It is advised to go register as per market value and have peaceful nights sleep. Why? Because, when you sell your property in future , you have to pay the tax on the profits made. And the profit is decided by your cost of the house and the sell price. So lower the cost of your house, the higher the profits on paper for you in future. You might be aware of the fact that indexation is applied in case of real estate transactions and 20% tax is paid on the profit.
