A lot depends on the builder's competence and resources. Here, what you can do:- 1) You can conduct a quick Internet search by keying in the company name since customer forums, blogs, news reports, property sites, etc, typically have a lot of information. 2) Track record:- A reputed builder will also typically be a member of an industry association, such as the Confederation of Real Estate Developers Association of India (CREDAI), or the Builder's Association of India (BAI). 3) Quality Certificate, 4) Realty ratings and, 5)financial stability.

You can also check The CRISIL Real Estate Star Ratings (Crest) provide city specific assessment of real estate projects and can help you compare and identify quality projects within that specific city. They also have a National Developer Ratings list that rates a developer on parameters such as good track record of transfer of clean title, maintain legal and construction standards and timely project completion. However, the developer has to register with CRISIL to get rated and not many projects are on their radar, It will help you a lot selecting a good developer.

Tips to check if a builder can be trusted or not:- 1) compare past records with commitment, 2) collect information about developers' financial health, 3) check whether banks are approved the project or not, 4) visit their past project site and ask the flat owners of that project and, 5) read the agreement and its clauses carefully.
