Regarding Khata Certificate and Extract

Q: iam Planning to Buy a apartment. I got all the documents from the Builder. In that Documents i have Khata Certificate and Extract for land. but its not mentioned like A or B Khata. When i ask to builder they are saying its Converted Property. Can anyone Help whether this is A or B Khata. B Khata can also get the Certificate and extract.. Please help me with my query..

II do not think B Khata will have extract for land. But you can consult a legal expert and convert B Khata to A Khata.

Khata Extract is getting details from the assessment register. The extract is required to get trade license, or to buy a particular property. It has the details of the property like the name, size of the property, use of the property (commercial purpose, residential), annual value, when assessed last.For getting a khata extract, owner of property has to give letter of requisition with property location and details. The fee is Rs.100/- per extract for a period of 5 years of the property.
