Q: My Sister and myself are looking to invest in properties in Pune. For her it would be a first home and for me it will be an investment. We had a look at the Kolte Patil Life republic township project. On the outset it looks good with the number of units and the facilities and the space around it. However I have seen quite a lot of negative reviews on this project with regards to timely possession and the quality of the materials used.
Could anyone help me with genuine reviews on this project? People who own apartment in the project are very welcome to share their views. Thanks in Advance
I can add my personal experience here which is next level of Customer harassment. I had booked a flat in Life Republic sector R16 in Dec 2017 and due to unfortunate COVID pandemic the possession date was shifted from promised date- Dec 2020 to Dec 2021 and was well accepted.3rd July 2021 I received a mail-intimation of completion. In the month of Aug, I saw several possessions happening and patiently waited for my turn but nothing came up. In the month of Sep, I mailed them twice asking for the tentative possession dates for my flat and appt. for site visit as I knew if I will reach out directly they will make 100s of excuse but no response. As I didnt hear back from them till Oct so I decided to visit their office on 3rd Oct, Sunday just to avoid 2nd Oct excuse. I was welcomed with the words like- you should have taken appointment before coming to which I replied that I have mailed twice but there is no response to which I get an answer- Dont you know appts are taken on call.
Coming to the main point why there is delay for my flat while others are getting possession. Answer- you can go and check your flat first to which I questioned if we will get the keys or the flat is open to which you hear back- we dont work on weekends, you should come on weekdays to which I said it is difficult to come on weekdays and you hear back- "you have made lakhs on investment and you can't take out time to come one weekdays. Final question from my side- whom to reach out to if I want to see the flat today to check what work is pending. Answer- we dont work on weekends, you should come on weekdays and you should have called before coming. This irritated me a lot and I asked that sales office very well works on weekends then why can't you show me the flat today should I go there and the answer -Go wherever you want to. You cant do anything at least legally you cant do anything until Dec 2021 to which I replied- that I will give such a review and feedback that it will **** u up.
After this I called this persons manager about this incident and to know the status he too schooled me on appts without hearing anything. He politely said that he will check the status for my flat and call back which calmed me. He calls back within an hour giving me additional gyaan stating you shouldnt have abused my staff to which I agreed that I shouldnt have said it and I also mentioned that I was poked enough to say that but he didnt listen and kept on repeating the same. He said he will get back to me after 2 days on the tentative timelines for possession and an appointment for site visit so I am waiting to hear back. So the bottom line is they can say whatever they want, they can threaten you not to handover possessions until the final date and sales office works on weekends and not the admin/possession team so if you have made lakhs on investment please find some time on weekdays that too after prior appointments and the same rule doesn't apply when you go for buying the flat.
Hi Harish, Don't repeat the mistake i did. The possession was supposed to be given in Dec.2014. Delay of almost 2 years. Kolte Patil has no ethic never responds to the mails. Customers after paying 95% of the flat value are left in lurch.
I am agree with Krishnendu......... I just got possession in C-Wing of R7, Life Republic. All doors quality is very bad, any local builder will give better quality than this. Outer layer of doors have started coming out within 2 weeks, stopper screws load also can not be taken by doors. I complained to the builder and he says that he will change toilet and main door but no change in bedroom doors. So, check the construction and furniture quality before buying flat in it.
Yes, if you will search in Google with the developers and their project name, you will get a lot's of negative feedback against this developer almost every forum site. I own a flat in R4 in Life Republic. It is already delayed by almost 2 yrs. When I talk about compensation, I get a recorded message from KP saying we are concentrating on completing flats currently and have not taken a decision yet. They are asking to pay remaining money and we will see about compensation later. However, Kolte Patil and Life Republic is a complete disaster. Customer service is pathetic.
Hi Harish, Please don't forget to check all fittings while taking ownership. Their construction quality is very poor in Life Republic, Hinjewadi, Pune. They didn’t give me the ownership until i paid the whole maintainence charges. However, when i visit my flats, i saw, the flooring in each room had troubles even in corridor the vitrified tiles were positioned erratically. the tiles inside the bedroom was cracked, The tiles within the passage and kitchen had been loose and shaking each time you walk over it. There is no high-quality response.
Yes, and one more thing, i would like to share here that Life Republic may not attract much rental income as the place is still underdeveloped and access to Hinjewadi IT park is limited. Most people have to drive to / from the Mezza 9 junction to reach phase 1 . People in phase 2 and 3 still prefer megapolis so it will be a tough task to sell / rent Life Republic. How are the facilities in Life Republic ? Does it have the basic groceries, vegetables, internet access and uninterrupted water supply yet ?
