Latest Answer: Hi Jishanth, As far as I know the project has got approval from BBMP and all the major banks. But there is no information about the Occupancy Certificate and moreover it is a completed project.

We had a look at the Kolte Patil Life republic township project. On the outset it looks good with the number of units and the facilities and the space around it. However I have seen quite a lot of negative reviews on this project with regards to timely possession and the quality of the materials used.Could anyone help me with genuine reviews on this project? Latest Answer: I can add my personal experience here which is next level of Customer harassment. I had booked a flat in Life Republic sector R16 in Dec 2017 and due to unfortunate COVID pandemic the possession date was shifted from promised date- Dec 2020 to Dec 2021 and was well accepted.3rd July 2021 I received a mail-intimation of completion. In the month of Aug, I saw several possessions happening and patiently waited for my turn but nothing came up. In the month of Sep, I mailed them twice asking for the tentative possession dates for my flat and appt. for site visit as I knew if I will reach out directly they will make 100s of excuse but no response. As I didnt hear back from them till Oct so I decided to visit their office on 3rd Oct, Sunday just to avoid 2nd Oct excuse. I was welcomed with the words like- you should have taken appointment before coming to which I replied that I have mailed twice but there is no response to which I get an answer- Dont you know appts are taken on call.

Q:I am living in silver city from past 2 years and have terrible experience. If you are planing to purchase flat here, you should keep in mind following issues.1. There is no cleaning in blocks, all galleries are as dirty as hell. If you ask some sweeper to clean they simply deny. They argue that they are not getting salary.2. Management and Resident welfare society are unresponsive. I tried to reach out them but they are unresponsive.3. There are a lot of stray dogs (more than 30) who bark all night long. (Yes there are stray dogs in society, even in day you can find dogs roaming in park!). Management is aware but doing nothing.4. No security at all - When i purchased flat, there was security gard in each block, but they all gone because management is not paying salaries to them!5. There is bad odor in night from nearby chemical factory. A big problem!6. Building materiel quality is bad. If you try to drill wall, whole plaster will come out. 7. They promised club house and swimming pool but there is not sign of development.-- I regret my decision to purchase flat here. I was not aware about those factors. A big plus is 24 hours power and water supply. But I am sure in future this may be discontinue because of dirty management. So don't fall in cheap flat illusion and go for some good options!

Latest Answer: I enquired last week and they said that completion is in three months. There has been very fast progress. The project is very good and one of the best upcoming ones. They do support housing loans and help u with banks.
Q:Pros:Good locationBuild quality for average builder is okA Khata for flatsAmenities like swimming pool,gym and clubhouse availableAssociation is good.Cons/Issues/Concerns:Though A Khata, it has deviations in setback area and FAR deviation2 Penthouses on top floor so FAR deviationGym and Clubhouse on top floor, not approved in BBMP for G+4 apartmentsSwimming pool is not functional, though Gym and clubhouse is functional.Sometime tanker comes in summer.Overall i will say build quality is ok for an average builder but will fall under akrama sakrama and will not be able to get OC(occupancy certificate). Though property has A Khata, one has to pay penalty to regularize entire building. We are struggling to get cauvery connection due to OC not being available. So if you are buying, be ready to pay 3-4 lacs penalty.
Latest Answer: It is always risky to buy an apartment without Occupancy Certificate. After the Campa Cola incident in Mumbai, home buyers should always check if the builder is providing OC or not.
Q:Please share your feedback on UTC culture city, How is the overall project, Which all banks have approved the project and What is the present progress in the project?
Latest Answer: UTC Groups seem to facing the some problem, I am not able to contact any of UTC group staff members nor there higher Management people, also both Sadashivanagar & Nagarabhavi office seems to be closed. I am bite worried how to approach these people.. Please advice.
