Alta Vista Phase-2 by Spenta Corp Pvt. Ltd. located at Chembur, Mumbai is a MMRDA approved project but they are waiting for the CC. It offers 2 and 3BHK 1000+ semi furnished residential flats. Sizes of the flat are available from 1051 - 1157 sq.ft in 2BHK and from 1518 - 1540 sq.ft 3BHK. It's current asking rate is Rs.13000/sq-ft. and expected date of possession by December'2019.

Do you think that Phase-2 is safe for buying without commencement certificate? And after currency ban do you think they will reduce the price or will give some discounts on current rate? What price do you guys think that they will reduce the per square feet rate?

Hello Arushisha!!
May be you can check with how many options are available in Phase-2. If there are too many options are available in Phase-2, then probably people are still waiting for CC. Looking at the current progress i don't think there should be any issue to get the CC. However, it totally depends on you, if you want to go for it. People in Phase-1 had also booked without the CC. Better, you ask them approx time frame for getting CC.

I am not too sure if they negotiate on the subvention rate but yes, they may come down Rs.400-500/sq-ft. on CLP but it will depend on the demand-supply scenario.

What are the options available in Alta Vista Phase-2? And when is its possession date? Which all financial institutions have approved it for housing loan?

Hi Sandeep,
For the phase-2 they are asking Rs.13000/sq-ft. for slabwise payment and Rs.14700/sq-ft. for sub. Parking charges Rs.8 lakh and club membership Rs.5lakh. But they have not even got the Completion Certificate for the Phase-2 yet.
