Yes, before conforming to buy a NA Plot, it is always advisable to get all the documents properly checked by a lawyer to ensure they are original and have no fault in order to protect yourself from fake registration and from properties that is stuck in court litigation.

Under section 44 of the Maharashtra Land Revenue Code 1966, before carrying out any development on the land, an eligible person has to apply to the collector for the permission to convert the use of agricultural land for any non-agricultural purpose, or to change the use of land from one non-agricultural purpose to another non-agricultural purpose.

NA ie. non-agriculture nature of land. Its detailed can be obtained only from collector of the district. if your land has approach road and the land is located in residential zone, you can get NA order by paying a nominal fee. After due process lay out sanction by town planning dept. and NOC from various department. Local Gram Panchayat can only sanction building plan on NA plot for construction.
