Latest Answer: Yes, these guys are selling plots in agree land for which the registration itself is illegal and they also sell plots on lands which are reserved for something or which have many restrictions on the use of land. You can find them selling such plots at throwaway prices in Hinjewadi in Green Zones. So, stay away from such builders and save your hard-earned money.

Latest Answer: I am agree with Kishore. Before conforming to buy a NA Plot, it is advisable to get all the documents to be checked by a lawyer to ensure they are original and have no flaws, in order to protect yourself from fake registration and from properties that is stuck in court litigation.

Q: Hi,
I am planning to buy 2157 square feet plot (about 2 guntha) in Sairung Victoria located in Hinjwadi-2. The cost of the plot is 16 Lacs. Currently the land is agriculture land.
My specific query is
1) Is it worth investing with Sairung?
2) Whether the property bears legal clearance?
3) Sairung is expecting to deposit whole amount within one month of closure of the deal and later on commitment of handover of developed plot within six months of closure of the deal. Is it feasible?
4) What are the prospectus of appreciation?
5) Whether loan is feasible on this property?
6) Having given to understand that agriculture land can be purchased by only the person possessing farmer status. If such is the case, how Sairung is offering land for sale?
7) Anyone purchased in Victoria? If yes, major conditions of agreement?

Q: Maharashtra Government has simplified the procedure to convert farmland into non-agriculture land for plots covered under Developments plan in urban areas.

Latest Answer: As Ajit has mentioned, land owners will have to seek the permission of the municipal body for their non-agricultural plans. Once the municipal corporation or municipal council gives the go-ahead, the owner just needs to intimate the collector in 30 days. No permission from the collector is required. Revenue officials will then recover a one-time land conversion tax and a non-agriculture cess. This process will apply to those who are direct owners of the land. For those who have leased land from the government, the collector's permission is still required, though the conversion procedure has been made simpler for them as well

Latest Answer: Hi Vino, I think the current price of a 3BHK 3-5 years old resale property will be around 4000-4500/sq-ft. Car parking and open terraces are supposed to be a society's common area. Parking spaces are not considered a part of the FSI and hence, cannot be sold as a separate entity. Developers can sell parking spaces only if they manage to prove that they have used the FSI allotted to them to develop the parking space.

Q: I would like to buy plot in Khese park. I am looking for area around 3500 - 4000 sqft.
