Q: Should I buy a resale apartment or purchase a new flat in Banerghatta?

For a region like Bannerghatta where the real estate prices are bound to increase, buying a new property makes more sense rather than a resale apartment. The return on investment for a new property is better than a resale apartment. One property in particular that can provide you with a good return on investment is Windchimes by Mahindra Lifespaces. Windchimes has got all the amenities a person may expect from a luxury home. It offers 3BHK and 4BHK options starting from around 1.5 Cr.

I think one should always try and buy new apartments if it is available and within budget since the hassles with buying a new property is always less and you get a good value for money and better ROI than a resale flat. There are many new residential projects near Banerghatta i.e. DS Max Stonescape, SLV Roshan Enclave & Mahindra Lifespaces Windchimes. All the three projects are good and have a USP factor about them. Do check out all the three properties and any other if I have missed out. But, I personally favour Windchimes beacuse they are providing a good financing option and I have been told that they have launched their Phase two recently.

Hi Folks,
Bannerghatta Road is witnessing rise in residential and commercial real estate. Many real estate developers have invested in the locality. With the upcoming metro project, this locality will be well connected with various parts of the city. But Sarjapur has seen an upward demand by the denizens because the area is close to many prime locations like Outer Ring Road, Agara, Christ College Area and HSR Layout.

Yes, Banerghatta Road is already well developed and some areas connected to it are also developing at fast pace. That is the reason this road took the eyes of many investors and developers. I have already seen plenty of companies and franchisees opening up over there, which is a sign that this place as well is going to be a lot in demand.

I am agree with Bala. Bannerghatta Main road has good development potential. I have seen more than 100 new projects under construction there. Mid-range prices will be Rs 4000 - 6000 sq-ft. and higher range priced projects could be Rs 8000-10,000/sq. ft. The future will remain good.
