Confused between Gaur Sports Wood, Prateek Wisteria, Ajnara Heritage for 3BHK flat. Please suggest?

Q: I am getting a 3bhk in Prateek Wisteria on 19th Floor and 17th Floor In Ajnara Heritage. Is it advisable to go that high? Gaur Sports Wood too looks a good option but the area around in not yet developed. Please advise.

Any advise for Gaur Sports Wood? The only factor that is luring me toward it is the way it is designed and the material used inside. Really confused. Plus, it living in higher floor brings out any problems?

You can also go for Ajnara Grand Heritage. I guess the price is around Rs.5100-5300 per square foot ready-to-move. Below Rs.5200 is only for 15th and above the floor. Anyways, Klock tower location is the plus point.

But at the same time, there are lots of negative reviews against Ajnara Builders and its almost all project for not giving possession on time, changes in layout, delay in refunding amount and so on. So do all your due diligence before investing any project or developers. Check all the legal approvals and especially UPRERA approval and then go for it. If the project is ready-to-move-in, then UPRERA approval is not required only for under construction project.

Hi Mukhesh,
Can you tell if Prateek Wisteria has paid all their dues of Noida authority? Also, I need to know if OC has been issued by Noida Authority for all Towers of Prateek Wisteria. Is registry open for all towers? Any help is appreciated.

Hello Sekhar,
I would suggest you go for JM Aroma. It is far better than Prateek Wisteria and even Mahagun. It is not much known to end users due to low publicity otherwise JMA Aroma is a good property to look at. Construction quality is far better than both. Though monthly maintenance charges are high kind of similar to JMA and Prateek Wisteria. JMA layout is a different kind, big central park with no towers in between. Sec 75, no doubt is best with NA master green on one side with no high rises at all and closest to Sec 75 metro station. Registries are done for most flats in JM Aroma, so all clearances are in place.

As far as project locality is concerned, sec-77 has a very good locality advantages, connecting through Noida Extension, Dadri Road, NH-2 and Noida City Centre. All the common basic facilities like malls, markets, banks, ATMs, schools and colleges, bus stop, metro station, hospitals etc are within close proximity. Overall, locality looks good for end users as well as for investors. You can also a get a good rental return as it is very close to the industrial area such as sector- 57,58,59,60, 62, 63,64,65 etc.
