I am looking for 2rhk top floor. is amount differ as per floor?

Hi All,
I have seen only in Ahmedabad and Delhi-NCR where lower floors are charged more. Rest everywhere in the country as you go up you pay floor rise charges. Across all properties, you have the following components-

1. Basic price per sqft rate
2.Preferred Location Charges per sqft
3.Floor rise charges per sqft
4.Other charges like maintenance, car parking, clubhouse, EDC & IDC, legal etc

Yes, the amount may differ. In some cities, higher floors attract a premium. However, in case of Pune, Mumbai, and Delhi-NCR, people preferred lower level and upper floor sold at a discount. Floor rise has usually differed in the range from 25-500 per sqft. in Maharashtra. It also depends on the kind of amenities provided by the developer in the project.

To explain the terms clearly, let us look at the given example. Suppose a house has a saleable area of 1000 sqft. The rate is Rs. 5000 per sqft. Hence, the base price adds up to Rs.50 lakhs. The customer has selected a corner flat on the 4th floor. Hence, the floor rise cost is Rs. 25 (floor rise cost) x 4 (floor number) x 1000 (saleable area). Hence, the total floor rise cost is Rs. 1 lakh. The charges for the location (corner flat) is Rs.100/sq-ft. This adds up to 1 lakh. Finally, the total agreement value will be Rs. 62 lakhs.
