CLU and Impact Charges are co-related to each other. CLU is nothing just a permission from the authority to change of land use for agriculture, industrial, residential, institutional, farmhouse, and recreational facilities. Whereas, impact fee is charged for conversion of land on the same.
Yes, on September 18, the Noida Authority slashed the impact fee for land conversion from 25 percent to 10 percent. This move comes a year after the Uttar Pradesh government approved mixed land use policy in Noida. It means residents of Noida, who own agricultural or industrial land, can now convert it to mixed-use property by paying 10 percent of the difference between the price of the land according to the prevailing land use and price of land according to the proposed land use.
Hello Amit, CLU - Change of land use- the term is used for seeking permission for change of land use for residential, industrial, commercial, institutional, farmhouse, recreational use is required to submit his application on prescribed form CLU-1 to Director, as provided under rule 26-A along with following 1) Scrutiny fee, 2) Copy of deeds, 3) A survey plan of the land, 4) Land utilization plant, 5) Portability of water certificate from recognized water-testing laboratory, 6) Project report, 7) SSI certificate or registration certificate with Industries Deptt (for Industries), and 8) Deputy Commissioner recommendation certificate (for petrol pump and institutional applications).
