Yes, I agree with you both. I am working in Pune last 7 years and experienced the same. Due to planned roads, fast urbanization and massive developments have made Baner worth of investment. At the same time, Baner is home to many famous restaurants, cafes, and Pubs. The average property rates in Baner is Rs.7300 per sqft while in adjoining areas such as Balewadi Rs.7150 per sqft. Most of the property related inquiries from NRIs originating from Pune, from IT sectors, and other industries. They can see the future appreciation in this area and want to settle in Pune when they relocate. As a result, the price appreciation of Baner properties has been in huge demand over the last 3-5 years. This locality is also included in the PM's Smart City Mission. If you are planning to buy an Flats in Baner, then this is the right time for you as the implementation of RERA and GST have made the real estate market more transparent and affordable.

Baner is one of the best areas to live in. It is located off the Katraj-Dehu Road Bypass. The Mumbai-Pune Expressway is the most important infrastructure for Pune. Cost of living is marginally high here. The locality of Baner is very close to Hinjewadi IT Park so the commute will not take much time. It has a variety of restaurants and shops for daily need. It looks like the Koregaon Park of west Pune. With its strategic location, the presence of good social infrastructure, proximity to the Pune-Mumbai Expressway, and IT Hub of Hinjewadi, and accessibility to Central Pune are some factors which boost the realty market of Baner.
