Q: I had bought a bungalow in bungalow society in 2008 and have a registry , full and final payment document once I took possession of the bungalow &index 2 of the bungalow.
The builder asked us to get the sale deed done for the property and during the process in saying we need to pay VAT.
I want if should be charged for this?
Do I need to sale deed is the document set not sufficient that I have

Further, it also acts as the main document for further sale by the buyer as it establishes his proof of ownership of the property. VAT is a multi-stage tax which is levied at each step of production of goods and services which involves sale or purchase. The sale deed is executed subsequent to the execution of the sale agreement and after compliance of various terms and conditions detailed in the sale agreement as agreed upon between the buyer and the seller.

Q: I have purchased a flat with Shah Bafna Associates with project name Costa Blanca, baner, Pune

The personal secretary(Ganesh) of the builder(Rohit Shah) turn out to be big liar.

Before buying there were lot small things were pending like below:

Cleaning on the window trail: This is pending from July 2017

Door change or fixing as it is swollen from one side now: Pending from Oct 2017

My name plate is still not fixed at the ground floor., pending from August 2017

Glass rack in kitchen is missing and have been informed from couple of months but still not fixed yet.

Net is missing from one of the drain present in the balcony.

Monetary issues

After they received all the money then they started showing their real colors.

They have stopped accepting calls dont care about their commitments.

I am feeling cheated now so I would request you be beware of hypocrite in Shah Bafna asociates and advise you not to buy anything from them if you are planning so.
Latest Answer: I always advise property buyers that do your all due diligence before investing your hard earned money into real estate. Better, if you spend a little amount on property lawyer for hassle-free buying. Secondly, you should read all the clauses mentioned in the sale deed before signing it. Money once goes will never come back.

Latest Answer: HI Avirup, Its current per square foot rate is Rs.6200. If you are getting around 5900-6000 per sqft rate, then it will be a good deal. But still, i will advise you to visit the site before making any decision. There is no doubt that it has MAHARERA approval and its registration number is P52100000537.
