Q: I have just visited the project and looks good. I am going to book a 3 BHK

Location wise projects looks good as it near to Magarpatta and just behind Amnora towers. I also like to mentioned that, you will have feel of Pune city (Which is near by all closed road), Village Area like Hadapsar and Manjri, Shopping complex like Amnora and season, your work location (IT people mostly) Magarpatta.

There are few doubts I have, if someone can help on this:
1. They are taking cheque for two different company. One for "WellWisher Homes" & other for "Bhansali Infotech". These names depend in which tower you have booked your flat.
2. This company is well known in Mumbai as it has completed many commercials there. But in Pune, they were completed just a project which was also for big investor. This is first project which they have opened for middle class people, where money flow will be always issue. so I am not sure, whether are they deliver the project on time. For me they are saying to deliver in Dec. 18 for new opened building which has three slabs completed.
3. They have opened a scheme to pay 80% of total amount in two different part: 65% need to pay in 84 months emi and rest 15% need to pay in 3 EMI at the end of each year.
4. Doubt about project completion, scheme, and deliverable.
5. Till now, I haven't gone through paper, that need to validate too. Can you tell me how and what papers need to validate?

Any quick suggestion would be appreciable.

Q: I have seen the construction of phase-II at Green city, Pune. I have found that pillars of the buildings are thinner at top of each building. Is it common practice or they compromise with construction quality?
Latest Answer: Hi Chayan, the common practice is that the pillars should have enough strength to hold two floors. The basement should also be strong. The pillars being thin at top might be a compromise or they are planning on some architectural design.
