Authority to change project plan like super buildup area cutoff
Q: My question is: How much builder has authority to change such information (as it is not the part of agreement) and charge it to owner?

Q: Hi,
I have booked a flat in SGIL Orchid one year back (approx). Now I have received from the builder that my area of the flat has increased by few sq cm. I come to know that builder has increased the super build area for each flat. At the time of purchase, the marketing has clearly told us that the super build up cutoff is 17-18% only in this project. Now they are changing it to 22% and charging for the same to every owner. This information is not mentioned in the agreement.

My question is: How much builder has authority to change such information (as it is not the part of agreement) and charge it to owner?

Q: Want to buy 2/3bhk apartments in Sgil Orchid south facing, in 1st/2nd floor within 20 lacs

Latest Answer: SGIL is a Fraud Company. They started their project SGIL GARDENIA in 2012 with proposed delivery on 2014. Then they shifted the proposed delivery on 2015 and now they have again shifted it to 2016. The work is stopped for about 2 yrs. No progress since 2014. They have taken 80% payment from the customers and now not delivering the project. Many has lodged a case in consumer court (including me). Swarup Dutta, Sanjay Singh of SGIL and Joy Dutta of Pioneer are misleading us from last 2 years. PLEASE DO NOT FALL IN THE TRAP OF SGIL PROPERTIES AND PIONEERS MARKETTERS. Keep distance from them.
