Q:Do you think it's a good idea for me to invest in Tellapur right now because of the upcoming infrastructural projects in the locality? Will real estate be positively affected?
Latest Answer: Hey have you heard that the technocity project is going to be restructured now? There are plans to revive it. This will definitely boost the realty market of Tellapur and investing here for long term is a very good idea. HUDA is going to look into all legal, financial and technical issues regarding this project and wil ensure that it will be developed.
Q:Hey, has anyone heard of the Tellapur Techno City Integrated township? I remember it being in some prolonged speculation over approval. Any news or update this township? Also please provide any details about this project, since there was so much speculation around it I never researched in detail about this project. If feasible I’d want to invest here.
Latest Answer: Hey thanks for this update. I have also been waiting to get some sort of an information on this project. I was keeping a close eye on this in its earlier stages of proposals. But, the update in 2012 came out as a relief. The project has the required approvals now, and enough investors too. However, I would suggest you keep coming back to news forums and real estate news to know more about this project. A project like this requires a great amount of planning, so I’m not surprised that we haven’t heard about much in the last 1 and half year. Also, if your investment requirements are immediate, I suggest you look for other projects in the city, instead of waiting for this one.
Q:I had bought an apartment in Tellapur in the year 2009, so I could invest in the real estate sector. But the market fell after that so I’ve been waiting all these days for things to get better. Now that the dispute is solved, is the market better? Should I consider selling my property now? Please advise guys
Latest Answer: Talking about capital appreciation percentages, real estate experts have predicted the total appreciation in the year of 2014 to be around 10%. No doubt this is a very good time for Hyderabad real estate, and those who, like you, are looking to sell their property at such a time, or even rent or lease it out, are going to have a huge profit. The time you bought the property, I think the square foot price rate was Rs 2900, right? See how much it has increased since then. Though I think you should consider renovation works, since your property is over 5 years old. Renting should be a lot easier, though. Good luck with it!
