SPECIFICATIONS

• Lifts: 6 Passengers Elevator with suitable interiors as specified by the architect.
• Power Back-up: Generator facilities with adequate capacity will be available for Common areas, lights, lifts, motor pumps and inside the flat with light & fan points. (Excluding AC, Geyser Points & Power Points)
• Security Intercom: Will be provided.

TYPE OF CONSTRUCTION

• RCC framed structure with non-load bearing light weight Block/Solid Block/Bricks and cement mortar walls.
• Generally outer walls will be 9”/8” and inner partition walls will be 4.5” thick.
• Ceiling height will be 9’6” approximately except in the toilet wall where it will be 8’6” as per approval drawing.
• Water proofing for wet areas, terraces will be provided as per standard.

WALL FINISH

• Walls will generally be plastered outside and inside
• Inner walls with REGULAR EMULSION ROLLER FINISH (Asian/ICI) with Brila patty.
• Ceiling with white cement painting.
• Outer walls shall have 2 coats of EXTERIOR EMULSION PAINT with 1 coat of primer (Asian Ultima/ICI)
• In the Toilets, walls will be covered with plain colour (Pastal Shades) CERAMIC TILES (RAK/Orient/Equivalent) upto a height of 7-ft.
• In the utility area plain colour (Pastal Shades) CERAMIC TILES upto a height of 3-ft.

FLOORING

• Entire flat except Bath room, Service area & Balcony with 600mm x 600mm VITRIFIED TILES (RAK/Orient)
• Kitchen Service & Balcony’s with 1x1 plain colour CERAMIC TILES. (Asian/Somany/Equivalent)
• Flooring in all bathroom area will be of 1x1 Non-Skid Tiles. (Kajaria/ Somany/Equivalent)

DOORS

• The main door frames and door panels will be of teakwood with self-design and finished with lacquer varnish.
• Main door will be provided with Godrej Ultra lock, one aldrop, safety chain, peep hole, brass keels and tower bolt.
• All the other doorframes will be with good quality teak wood.
• Bed Room doors will be O.S.T flush door, varnished on one side and painted on other side with One Lack and tower bolt. (Godrej/Equivalent).
• Toilet door will be flush doors with Polyurethane coating both side with Enamel painting finish with aldrops and baby lock. (Godrej/Europa).
• All the door fittings will be of Brass/Stainless Steel.

WINDOWS AND VENTILATORS

• Steel grills (painted in Black colour) in all windows and ventilators.
• UPVC Sliding Windows
• Ventilators will be of wood frame fitted with glass louvers with enamel finish.

KITCHEN

• Black granite Slab including shamphering for kitchen table top
• Single bowl stainless steel sink with Drain board (Nirali or Parry ware)
• 2 feet dado above the kitchen counter in Plain coloured ceramic tiles. (Kajaria/ Somany)
• Kitchen will have two taps, one for bore well and other for Metro water.
• Kitchen will have space for Exhaust fan provision.

PLUMBING AND SANITARY FITTINGS

• Outer Lines with P.V.C. Finolex/Varun and internal Concealed Piping will be CPVC/Astral/Ashirvad
• All closets and wash basins will be provided in Parry ware.
• All C.P. fittings will be of Parry ware.

All Toilets:-

• Wash Area: Washbasin with pillar cock and bottle trap
• Closet Area: Floor mounted EWC closet with health faucet.
• Bath Area: Diverter concept with over head shower and spout.
• All toilets will have space for Exhaust fan provision.
• Washing machine point will be provided.
• Power Point for geyser will be provided.

WATER SUPPLY

• Adequate bore well and metro water sump will be provided.
• Two over head Tank one for metrowater and other for bore well water
• Rain water harvesting will be done.

LOFTS

• Lofts: will be provided in all bedrooms and kitchen

ELECTRICAL WIRING/POINTS

• Concealed Three Phase Electricity supply with Finolex/Havels Wiring/L&T, E.L.C.B. adequate light, fan and Plug Points.
• Switches will be of M.K/Havels.
• Power point for Split AC will be provided in all Bed rooms
• Separate meter for lighting in common areas, lift and the pumps.
• Each Allottee shall have an independent 3 Phase Electrical meter connection.

COMMON AREA

• Name Board: Stainless Steel Name Board will be provided.
• Letter Box: Individual letter box will be provided for each flat owner at the entrance.
• Flat No: Individual Flat Number will be provided in the entrance of each flat.
• TV Line: Concealed PVC pipes for TV cable will be provided with TWO entry points one in the living room and other in the Master bedroom.
• Telephone Line: A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to TWO points in each flat, one in the living and other in the bedroom.
• Common Area: outside the building will be provided with paving block
• Common Area Lighting: Light fixtures will be fit it in common areas.
• Staircase & Lobby: Granite Finish/Vitrified Tiles.
• Car Parking: Will be numbered and lines will be drawn.
• Pest Control: Will be done.
• Compound Wall: Will be provided on all sides, retaining existing walls if any. Roadside wall will be built to design as specified by the Architect with gates.
• Pressure Pump: To maintain pressure in the water lines will be provided.
