Structure
Load bearing Frame Structure, Foundation & Plinth beam as per Kristal structural design. Load bearing walls in 8� Solid Concrete Blocks.

Walls
All non - load-bearing walls in 4inch Solid Concrete Blocks. RCC flat roof in concrete using graded cement sloped roof shall be charged extra. Parapet wall 4inch thick up to 2 feet 6 inch height above the finished floor slab level wherever required.

Doors
RCC lintel through over doors and windows as per design Main door Teak wood frame section 5inch X 2.5inch with 32 mm thick Teak wood panel Door Kristal Design, with polishing along with brass fittings and Godrejequivalent RIM Lock.Java Teak WoodHard wood internal door frame crosssection size; 4inch X 2.5inch and 30 mm thick designer door shutters.

Windows
Sal wood, Hard wood window frame cross section size 4inch X 2.5inch and shutters from Honne Mathi wood with 4mm thick fog glass. MS grill of Kristal Design fitted within frame. All windows frames and shutters will be given one coat of the wood primer, one coat of putty and two coats of enamel paint, wherever polishing is not applicable.Black and Decor equivalent lock with brass hardware fixtures to all internal door shutters and window shutters.One RCC loft in each bedroom and kitchen. Wardrobe provision in all bedrooms.

Flooring
Vitrified tile flooring 16 inch X 16inch in Living, Dining and Bedrooms Basic cost: Rs. 55/-sft.Ceramic tiles 12inch X 12inch for flooring in kitchen. Basic rate Rs.24 per Sft.Broken marblecement Pavers flooring for car parking area.Ceramic tiles 12inch X 12inchfor flooring in Bathrooms.Basic rate Rs.20 per Sft. 7 feet height ceramic tile 8inch X 12inch dadoing in all bathrooms Basic price: Rs 20sft. 2 feet height dadoing above kitchen cooking platform Basicprice: Rs 20sft.

Plastering
Internal walls and Ceiling plastered with cement mortar with lime rendering [cornices at extra cost].External walls plastered with cement mortar and sand face finish.

Painting
Painting for internal walls with one coat of wall primer,two coats of putty and two coats of Acrylic Emulsion Roller Finish. Painting for external walls with one coat of primer and two coats of cement painting Brush finish.

Electrical
20 mm dia ISI brand PVC conduits for electrical wiring. 1.52 mm ISI brand or equivalent PVC insulated copper wires for lighting circuits, 12 mm PVC wires for switches, 2.52 mm PVC insulated copper wires for heating circuits,electrical switches: ISI Brand Semi Modular or Equivalent points as per Kristal drawing 50% colour Hindware or equivalent sanitary fixtures.

Kitchen
20mm thick black granite slabs supported by R. C. C Slab over brick, block pillars for cooking platform with Prince/equivalent SS Sink with Drain board.

Terrace
Internal stair case with standard MS grill and Hand rails as per Kristal design, if waterproofing on terrace. Maximum number of doors to be 8 nos., for built up area of 1200 Sft.

Elevation
Elevation, as per Kristal Group Architects Design Clients modifications at extra cost, subjected to technically feasibility.

Water Supply
Water supply will be supplied from captive bore-well.Electricity would be provided from the internal transformer. Over Head Tank of 500 ltr. capacity will be provided as standard f or individual villas.Sump tank is not provided as standard.15 mm dia and 20 mm dia ISI Brand class Pipes for water supply system.Marc or equivalent Chromium Plated Tap fittings for Bathroom and kitchen.

Fencing
Fencing between villas is strictly not permitted.

Intercom
Intercom Instrument at extra cost.

Roads
Avenue Roads will be asphalted.

Transformer
Position of transformer, feeder pillars etc will be as per technical feasibility.
