General

* Load baring Frame Structure , Foundation & Plinth beam as per Kristal structural design.
* All Load bearing walls in 8” Solid Concrete Blocks.
* All non - load-bearing walls in 4” Solid Concrete Blocks.
* RCC flat roof in CC 1:11/2:3 concrete using graded cement (sloped roof shall be charged extra).
* Parapet wall 4½” thick up to 2'6” height above the finished floor slab level wherever required.
* RCC lintel over doors and windows as per design.
* Main door Teak wood frame section (5” X 2.5”) with 32 mm thick Teak wood panel Door (Kristal Design, with polishing) along with brass fittings and Godrej RIM Lock.
* Teak wood internal door frame (cross section size; 4” X 2.5”) and 30 mm thick OST Flush door shutters.
* Teak wood window frame (cross section size; 4” X 2.5”) and Teak Wood shutters with 4mm thick fog glass (MS grill of Kristal Design fitted within frame) , along with GI Mosquito Mesh inside.
* All window frames and shutters will be polished on both sides.
* All internal door frames and one side of the door shutter will be polished & balance portion with one coat of wood primer, one coat of putty and two coats of Enamel paint.
* Black and Décor / equivalent lock with brass hardware fixtures to all internal door shutters and window shutters.
* One RCC loft in each bedroom and kitchen.
* Wardrobe provision in all bedrooms.
* Imported Marble Flooring / Vitrified Tile Flooring 2' X 2' in Living & Dining (Basic cost: Rs. 125/ sft).
* High Quality Indian Marble / Vitrified Flooring (16”x16”) bedrooms.
* High Quality Ceramic Tiles (12” X 12”) for flooring in Kitchen (Basic cost: Rs. 30/sft).
* Broken marble flooring for car parking area.
* Ceramic tiles (12”x12”) for flooring in Bathrooms.
* Full height ceramic tile (8” X 12”) dadoing in all bathrooms.
* Internal walls and Ceiling plastered with cement mortar with lime rendering [cornices at extra cost].
* 2'0” height dadoing above kitchen cooking platform.

* External walls plastered with cement mortar and sand face finish.
