Locality Price Trends

Kokapet is one of the prominent localities in Hyderabad. The price trends of Kokapet have been witnessing various ups and downs. The price per sq. ft. was at Rs.4416 in Q3-2019 quarter and then Stable to Rs.4416 per sq. ft. in the quarter of Q4-2019. In the Q1-2020 quarter, the locality price has been depreciated to Rs.4372. In the Q2-2020, the locality price depreciated to Rs.4328.

The area is not witnessing the correct demand and supply scenario at present. Though its proximity to various prime localities adds to the advantage of being a prominent locality and the rates of the property might catch up soon.

Kokapet, located in the western parts of Hyderabad. Connectivity

Well located at less than a 10-km radius from Hitech City, Kokapet has good connectivity via the Outer Ring Road, Narsingi and Nanakramguda.

It has excellent connectivity to Rajiv Gandhi International Airport which is located at a distance of 24 km via Nehru Outer Ring Road.

Lingampally, Chandanagar, Hitech City, Hafeezpet, and Borabanda are its nearby railway stations. However, Lingampally and Nampally Railway stations are the two major and nearest railway station to Kokapet which is located at a distance of 15.7-17.6 km respectively via Gachibowli Road/Old Mumbai Highway.

Pavani Boulevard Road, Golden Mile Road, Kokapet Village roads are the arterial roads which further link with Nehru Outer Ring Road.

Factors for past growthOperational Hyderabad Metro Rail Corridor-3 covers only parts of the IT corridor, up to Shilparamam near Hitech City.

A section of the 72-km Phase I of HMR is already in operation while Phase-II is under consideration.

Connectivity to Airport and the recent announcement by the state government on plans to implement Monorail System along the IT corridor through this area should further drive the demand in this region.

In addition to the HMR Phase II and III projects, the committee will identify the best and economical ways of transport modes, including monorail, tram, e-vehicles and other rail or road connectivity projects on different routes to be operated in an integrated manner.

Proposed & Planned Infra

The information technology and communications (IT&C) department are planning on taking up the SEZ in Kokapet.

The state government is making an attempt to utilize the Supreme Court’s recent judgment to sell the valuable Kokapet land (623 acres) to raise an estimated Rs 15000 crore for the improvement of infrastructure in the city.

The Telangana government will develop an exclusive industrial estate and information technology (IT) corridor for Muslims in the state.

After successfully getting the Hyderabad Metro Rail project, the state government is now planning a Monorail project for the IT corridor, from Madhapur-Gachibowli belt up to the new IT parks proposed at Kokapet.

The state government is considering a Monorail project for the IT corridor. A feasibility study has already been taken up. Madhapur-Gachibowli belt up to the new IT Parks proposed at Kokapet is being considered for the Monorail.

The project of illuminating the ORR stretch with LED lights is to be taken up. The Hyderabad Growth Corridor Limited (HGCL) proposal will cover the stretch from Kokapet to Shamshabad, which is a distance of 136 km.

A Mass Rapid Transport System (MRTS) is under consideration and is expected to boost connectivity to the IT hub and some fast-developing areas in the western parts of the city. It will complement the existing MMTS that fans into various parts of the city from Lingampally, and the Metro Rail network.
