Specifications - Sreenivas Enrico Towers

General

The building shall be usual type of construction with suitable foundation. The structural works shall be carried out as per relevant I.S.Code.

The Building shall be of framed structure with suitable type of foundation as per the soil condition.

All structural works shall be carried out as per IS codes (for loads, wind and seismic loads).

Cement of approved brand (Ramco / Coromandel) 43 grade – OPC shall be used for frame work and PPC shall be used for finishing work.

Reinforcement steel (TMT / tor steel) Fe 415 grade of approved brand (Tulsyan / Suryadev) shall be used in construction.

Wall panel shall be constructed using good quality clay bricks/ fly-ash bricks having compressive strength not less than 35 kg cm2.

Plastering of walls: Interior with minimum 12 mm thickness and Exterior with 16mm thickness and properly cured.

DOORS AND WINDOWS
Main door will be of good quality Teak wood frame and 32 mm American mazonite door.
All other doors will be of good quality Teak wood frame with white enamel paint finish American mazonite moulded door.
All windows will be of UPVC M.S ornamental grill and plain glass.


FLOORING
Flooring will be of vitrified 24” X 24” tile costing Rs. 45/- Sq.ft (off white colour) flooring shall be done in living room, bedrooms, dining area and kitchen.
Floor tiles of size 12”x12” costing Rs. 40/- per sq.ft in toilets, service area and balcony.

WALLS AND TILING
Interior walls will be finished with smooth putty finish with emulsion.
Bath room walls tiling Costing Rs. 40/- Sq ft with concept designed off – white ceramic tiles up to 7'' height.
In the vicinity of washbasin 3' height and above the kitchen platform 2' height (Off white colour).

KITCHEN PROVISION
Kitchen platform of 24 Sq ft will be made of polished black colour granite stone. The sink will be of stainless steel.

SHELVES AND LOFTS
Shelves / wardrobes shall be provided in the kitchen and bedrooms. The size of shelf will be of 4'6”x7' with a depth of 21” in bed rooms
Lofts will be provided in the kitchen.

PLUMBING AND SANITARY WARE FITTINGS
Internal concealed plumbing will be of branded CPVC Pipes and external plumbing will be of branded P.V.C Pipes.
The waste and underground sewage line will be done with P.V.C. pipes with P.V.C. specials and stoneware pipes.
All water closets and washbasin (parry ware or equal) will be white color ceramic.
Toilet and kitchen fittings will be CP fittings Jaguar continental.

T.V. & TELEPHONE CABLES
Provision for T.V. antenna and telephone conduct will be provided for living and one bedroom with good quality concealed conduits extended from the terrace.

COMMON FEATURES
A sump and overhead tank of suitable capacity shall be provided for drinking and well water.
Approach pathway shall be provided with interlocking blocks.
The site will be covered by compound wall.
Fire fighting production system as per norms.
