The building shall be usual type of construction with suitable foundation. The structural works shall be carried out as per relevant I.S.Code.
I.DOORS AND WINDOWS
Main door will be of good quality teak wood frame with paneled door.
All other doors will be of good quality teak wood frame with American Mazonite Door.
The main door will be provided with Godrej mortise latch and other doors will be fitted with Branded Locks.
All windows will be of good quality wood frames with ornamental grill and plain glass.
II. FLOORINGS
Vitrified tile of 24 X 24 (off white colour) flooring shall be done in livingroom, bedrooms, dining area, kitchen price Rs.45 / Sq. ft.
Anti skid tiles in toilets, service area and balcony at Rs.35 / Sq. ft.
III. WALLS AND TILING
Interior walls will be finished with smooth putty finish with emulsion.
Bath room walls tiling with concept designed off - white ceramic tiles up to 7ft height price Rs.50 / Sq. ft.
In the vicinity of washbasin 2' height and above the kitchen platform 2' height (Off white colour).
External Wall finish and colour according to Architect Designed.
IV. KITCHEN PROVISION
Kitchen platform will be made of polished black colour granite stone. The sink will be of stainless steel."24x18".
V. SHELVES AND LOFTS
Shelves / wardrobes cuddapah slab will be provided in the kitchen 4'.0 X 7'.0(16" depth) and bedrooms shelves 4'.0 X 7'.0(16" depth).
Lofts will be provided in the kitchen and bedroom.
VI. ELECTRICITY AND WIRING
Electricity supply will be extended through three-phase supply of double bedroom flat by means of concealed wiring.
Switches, plug points main board and sub main board will be provided with individual meters for the flats and common meter for common service.
Anchor Modular Switches or Equalent.
Necessary electrical points (as per the size of the room) will be provided for lights, fans and electrical gadgets etc.,
All Wires will be IS approved Quality.
VII. PLUMBING AND SANITARY WARE FITTINGS
Internal concealed plumbing will be of CPVC Pipes and external plumbing will be of U.P.V.C Pipes.
The waste and underground sewage line will be done with P.V.C. pipes.
with P.V.C. specials and stoneware pipes.
All water closets will be wall mounted and washbasin will be white colour ceramic Parryware made.
All Plumbing fittings will be of jaquar continental fittings (or) equivalent.
VIII.T.V. & TELEPHONE CABLES
Provision for T.V. antenna and telephone conduct will be provided for living with good quality concealed conduits extended from the terrace.
IX. COMMON FEATURES
A sump and overhead tank of suitable capacity shall be provided for Metro Water and Bore water.
The motor pump set will be provided for pumping bore water and Metro water if available.
X. EXCLUSIONS
The following do not form part of our work:
Covering of bedroom and kitchen shelves / wardrobes with shutter.
Grill work of balconies.
