MASTER PLAN
Doors & Windows
All windows will be of good quality wood frames / UPVC and shutters with M.S ornamental grill and plain glass. The main door will be provided with Godrej mortise latch and other doors will be fitted with Branded Locks. All other doors will be of good quality wood frame with teak wood veneer doors. Main door will be of good quality wood frame with teak wood paneled door.
Flooring
Anti skid tiles in toilets, service area and balcony. Vitrified tile of 24 X 24 (half white colour) flooring shall be done in living room, bedrooms, dining area and kitchen.
Walls & Tiling
External Wall finish and colour according to Architect designed. In the vicinity of washbasin 2' height and above the kitchen platform 2' height (half white colour). Bath room walls tiling with concept designed half - white ceramic tiles up to 7ft height. Interior walls will be finished with smooth putty finish with emulsion.
Kitchen Provision
Kitchen platform will be made of polished black colour granite stone. The sink will be of stainless steel."24x18".
Shelves & Lofts
Lofts will be provided in the kitchen and bedroom. Shelves / wardrobes cuddapah slab will be provided in the kitchen 4'.0 X 7'.0(16" depth) and bedrooms shelves 4'.0 X 7'.0(16" depth).
Electricity & Wiring
All Wires are ISI approved Quality. Switches, plug provided for lights, fans and electrical gadgets etc., Points main board and sub main board with individual meters for the flats and common meter for common service. Anchor Modular Electricity supply will be extended Switches or equivalent through three-phase supply for double bedroom flat by means of concealed wiring.
Plumbing & Sanitary Ware Fitting
All Plumbing fittings will be of jaquar continental fittings (or) equivalent. All water closets will be wall mounted and washbasin will be white colour ceramic Parryware made. The waste and underground sewage line will be done with P.V.C. pipes with P.V.C. specials and stoneware pipes. Internal concealed plumbing will be of CPVC Pipes and external plumbing will be of U.P.V.C Pipes.
T.V. Telephone Cables
Provision for dish antenna and telephone conduct will be provided for living with good quality concealed conduits extended from the terrace.
Common Features
The motor pump set will be provided for pumping bore water and Metro water if available. A sump and overhead tank of suitable capacity shall be provided for Metro Water and Bore water.

Major Challenges
Chitlapakkam Lake earlier provided potable water to the area’s residents. But at present, the residents are having to shell out a lot of money for reverse osmosis plants and packaged drinking water. The lake, which was a 95-acre water body, has now shrunk to 47 acres due to encroachments and sewage from neighbouring houses. In addition, lack of an underground drainage system has resulted in untreated sewage flowing into the lake.
Adding to the woes of the area’s residents, nearly 175 encroachers have taken over various parts of the lake bed. The smoke generated by the waste burned at the half-acre yard in front of the lake causes a lot of inconvenience to the general public, as well as to the patients in the adjacent government hospital.
