HI, The newly announced Budget for the year 2014--15 has given special emphasis to the city of Tumkur.. that will be developed as one of the smart city on the industrial corridor... this will definitely ensure that the area will see its growth and real estate here will get a direct boost.

The Bangalore-Mumbai corridor will be an add on to its growth of the real estate market in that area. The shifting of the Peenya industrial belt to Dobbaspet in west Bangalore is also going to help Bangalore West picking up its industrial activity.

The corridor connects Bangalore with other prime cities of Karnataka, namely Belur, Hukeri, Shimoga, Haveri, Yelhurga, Navanagara, Bharamasagara, Savanur and Kushtagi along with Pune, one of the major industrial hubs of the country. To add to it, the mega industrial corridor also comprises of some major Tier II cities of Maharashtra like Kolhapur and Satara. Proactive government attempts, scope of large land parcels and upcoming industrial developments are sure to lure a slew of investors to this corridor.

According to property consultants, industrial growth and better connectivity are going to be the key drivers for the realty growth in the region. NICE corridor is another significant project which has brought the region into the limelight. Fortifying of the Outer Ring Road through Dabaspet to Devanahalli, where the airport terminal is situated, is likely to boost the connectivity factor significantly.

Tumkur Road has now transformed into a part of the city owing to its rapid growth in real estate sector which was considered as a village in the outskirts of Bangalore. Till today, around 17 residential apartment projects were launched and it is expected to supply about 5,099 units in the micro-market on a collective basis.

According to the market reports, it further confirm that the region encompassing the 4-5 km radius on both sides of Tumkur road is likely to grow as an influential zone for the proposed corridor. The residential belts near Hesaraghatta, Magadi road and Jalahalli to Yeshwanthpur are likely to spur because of the proposed corridor. The corridor is also expected to benefit the micro-market and trigger the demand for real estate asset classes namely commercial, retail, hotel, residential and industrial infrastructure.

The proposed corridor has its own set of benefits that is going to leverage both city’s respectively. The corridor will cut down on both time and distance between the Mumbai-Pune-Bangalore routes and will help the commuters significantly. From improving the commerce in Maharashtra and Karnataka to connecting India’s financial capital( Mumbai) with the IT capital (Bangalore), the corridor is likely to be a boon for both the states.

Adding to its credentials, the corridor is expected to harbor cement, ready-made garments, steel, auto components, cement, textile and food processing industries. This will inevitably stimulate the employment opportunities in the coming years, especially after UK’s financial aid for the proposed corridor.
