Yes, that true, not only that GDA
also has plans to create a land bank in excess of 2,000 acres to for an
upcoming IT hub encompassing the proposed 1,284-acre SEZ and an
Institutional Area on 141 acres. To ensure a holistic development of the
area, plans are also on to develop a sports complex of international
standards on about 434 acres and a golf course confirming to
international standards on 245 acres.

The locality is seen as being safe, from the point of transparency, by investors. Another factor fuelling speculator interest are the varied choices, based on one’s preference and the projects are being developed by builders with good banners.

Another advantage of investing in Raj Nagar Extension is that there is no controversy surrounding the area like dumping grounds, villages etc. There is one small urban village nearby, called Sihani, which does not pose any problem.

See every place has bad and good, the government is trying best to move on the development of the area. A recent update informed us that GDA
has taken up major development projects in Ghaziabad like the
construction of 17 new flyovers for signal-free travel, a 6/8-lane
expressway for faster connectivity, and has also proposed a 7,800 MW
power generation project at Dadri, which will provide uninterrupted
power supply to the area.

Guys i, agree, i would also say that the commercial activities in this area are not growing as fast as
in some other suburbs like Noida and Gurgaon, which is limiting the
demand of houses in this area, as now people want to live as close to
their potential working place.

How about the roads and safety?? are they equally bad??

Due to growing congestion of the roads, the only break through for this area will come when it gets connected by metro...

I would like to speak some of the negative aspect of the area: On
the negative side, there is some unrest among the property owners in
Raj Nagar Extension, as they see no major appreciation in property rates
in the last three years.

The
upcoming city is unorganized as land was offered to developers as per
their choice instead of preparing the blueprints of the city first. This
is the biggest setup.

The
rates are not expected to fluctuate much and does offer a good
potential for first time home buyers looking for their own abode. And
for the buyers who are living on rent and want to get out of it, for
them Raj Nagar extension is definitely a choice.
