Hi Guys,
In my point of view, Noida extension is very much ideal destination for residential investment of NCR region. As per me in this area , city center metro line will be extended till eco village through sector -71. Nearby sectors which are approx 10-20mins away from Noida extension are Sector 18, Sector 32 & Sector 62. So location, price, project & connectivity point of view, Noida extension is a better location for both investment & end use.

If you will compare Crossings Republik to Indirapuram, Crossings Republik is well developed as well as offers flats for rent at a very lower rate.

According to me, Crossing Republik is located on NH 24 and is decently joined with Noida, Ghaziabad, Greater Noida and Delhi. It is likewise connected with adjacent areas through a city transport and travel time of only 10-15 minutes.

NH 24 to FNG Expressway is right now in progress & this road will connect Crossings Republik with other parts of the neighboring city. .

Hi, what is the current price trend here in Crossings republic, Raj nagar extension, and noida extension.. which would be better investment.?

well sufia as far as i see the prices have not changed much and the market has been more or less stagnant here... this is good for both investment and end use perspective as the areas now have good connectivity. the average in all the three areas is in the range of Rs 3500- 4000/sq ft.

Hi Sufia,

As per my knowledge, in year 2010 Noida had average residential price is around 1750/sq-ft. But current market says in year 2014, the price moved to 3300/sq-ft.
In year 2009, Crossing republik had average residential price is around 1860/sq-ft. After many ups& downs this price moved to 3750/sq-ft in year 2014. It's a remarkable change for crossing republik.
And Raj nagar extension had average residential price around 1350/sq-ft in year 2011. But now this price impressive hike by touching 3200/sq-ft in year 2014.

Hi, for crossing republik ,the average Locality Price: Rs 5,909 per Sq-ft.. so among all this sectors,Crossing republik is on the higher side..

Crossings Republik in Ghaziabad is witnessing a huge demand for rental properties and within six months, around 5,000 families have already occupied many properties. The demand for rental properties are rising due to the IT professionals working in Noida and Delhi!!!!!

I would like to say even Noida sector 16 C is a good place for long time investment. The demand for the place is rising in no tome.. this will help to appreciate the price in what ever situation. True Crossing republik is good for end use and investment, wheres 16 C is good for investment only.

What i have noticed, two years back in sector 16 C , it was around Rs 2500 per sq ft ft or even less, right now
due to the increase in demand , the area is having a price trend of Rs 3200-4500 per sq ft. And within few days it might go up more. whereas Raj Nagar in Jan-March 2012 quarter, multi-storey apartments in this area has seen an average increase of 12% with the prices ranging from Rs. 2,145 to 2,243 in the same quarter. Even with the prices seeing an upward trend.

See FNG is an old cases , and when it will get completed no one knows.... So in that case.. we should talk about place which has already good connectivity.... not what will happen after 10 years ....compared to all three place i guess 16 C has a better connectivity.

See i can see, 16 C has the best connectivity... because Noida-Greater Noida Expressway offers excellent connectivity between Noida and Greater Noida. Yamuna Expressway that recently became operational extends Noida-Greater Noida Expressway to Agra and further to Mumbai.

Yes we should, but even Delhi took time to grow, and when Raj Nagar have all good connectivity like it is just a 15-minute drive to Delhi, Greater Noida is 35 minutes, Vasundhara is 10 minutes, Indirapuram is 10 minutes, Vaishali is 10 minutes , Meerut and Hapur is 40 minutes each . The place will draw attention of the buyers.

Guys Raj Nagar Extension is situated on this new Meerut bypass.The place enjoys the status as the most well planned city in the NCR, having high connectivity with Delhi as well as Noida the place is simply giving the residents the super good connectivity. See, in all this areas if you invest, risk factor is major and if you are ready to take the risk, when the real estate is slowing down,.... i guess you should focus on factors that will help you to choose the place. Like of you are investing, apart form connectivity is the area developed ?? Or it will develop within 2 years or 20 years. Among this areas... Raj Nagar Extension needs 5-6 years to even become a proper place to stay... there are no proper roads or infrastructural development. Whereas, Crossing republik is much better developed place, dont you think so?

See, risk is every where, Manesar was a risk, New Gurgaon was risk, real estate works on risk. After so much problem, Neharpar is doing so good.. then why not Noida Extension.. right!!

"Hi, guys this is a very very big combination of real estate areas, because all are emerging areas of NCR, When we take Noida Extension sector 16 C, the area has gone through many ups and downs. If
you ask me review of this area, i would rate this area at 3.5 for investment and 2.5 for end use, out of 5. See i have gone through many projects and brokers and also visited the area. The area is developing,
like Neherpar... hence it your luck and risk you wanna take which will give you good returns in future . Where as Crossing republik, is an integrated township, which never saw a down fall... no legal issues of land .
